Real Estate Trends Up
Matt Houle, the owner of Exit Realty of Hilton Head, located on Hilton Head Island, SC, reports that Hilton Head Plantation, is experiencing and interesting real estate trend. Since December of 2008 the actual percentage of closing price to list price is increasing, according to Hilton Head MLS statistics. In December 2008, the average closing price was 89.42% compared to 93.31% in February 2009. That’s a steady upward increase for the past 3 months in a row. An increase of 3.89% and that is great news for sellers!
Additionally, the Days On Market (DOM) has dropped from 189 in December 2008 to 65 in February 2009. Home prices have also seen a stabilization and the ratio of new homes listed to sales has fallen from 8.50 in January 2009 to 3.4 in February 2009. This suggests that less homes are being listed and the inventory of available homes is decreasing. All of this seems to indicated that Hilton Head Plantation is starting to experience a possible turnaround in the market.
