According to a recent article in the Island Packet, the median home price on Hilton Head Island has dropped 19.5 percent for the first quarter of 2009 as compared to the first quarter of 2008. The number of homes that actually sold also decreased by 29.5 percent for the same period. "Although we have seen a stabilization of home prices and a decrease in inventory over the past four months, homes on Hilton Head Island remain very attractively priced", says Matt Houle, agent/owner of Exit Realty of Hilton Head. "In counseling my clients, who are buyers, I reflect on these statistics and point out that if they (clients) have any plans to purchase in the next few months, now is the time to purchase. In some areas, of Hilton Head Island , these price levels have not been seen since 1999 and some even further back", says Houle. "I profile it this way: when in the past 30 years have home prices been so attractive; sellers so willing to negotiate and mortgage interest rates so low? This is the perfect storm for home buyers, but it won’t last forever. In fact, there is strong evidence that indicates the turning point has already arrived and many of the good deals are getting snapped up quickly.
