    Very Loud, Paper Thin Walls

    They vacuum the floors at 9 am every morning and since the doors are paper thin you can hear it even if you are taking a shower. They pick up the trash and it's like they are throwing fireworks right at your window at that time in the morning... good luck if you are a late sleeper. People bang their doors all the time and they love scratching the elevators. I always see someone at the valet entrance complaining about something in spanish. It's typically someone that looks like they should be scrubbing floors yet they somehow live in a condo by the beach... The parking situation is horrible. There are way too many cars for the number of units and no one has an assigned parking space which means you park where you can and if you find space. The elevators are very slow and there are no stairs close to them or that exit towards the main parking garage. So if you want to take the stairs to your car, you can't. It's all locked. The management is always on the phone or arguing with someone in spanish. There is no air conditioner or heater or ANY VENTILATION whatsoever so when someone is cooking their horrible greasy food, it penetrates the walls and stinks up the apartment for HOURS. It's worse than smelling feces. Another thing, people take their dogs to piss all over the bushes and every-time you walk to the beach it smells like dog piss... I don't recommend this place, there are others that are better organized and for the same price with better views. The views here are spectacular if you are from the 4th floor up because they have these bushy overgrown seagrape trees that block the ocean views. The palmtrees are fine, since they don't really cover much space, but the trees block the whole view.

    WE HAVE HAD A VERY NICE TIME AND PEOPLE ARE VERY FRIENDLY SO WELL LOCATED NEAR EVERYTHING YOU COULD IMAGINE, FRO RUNNING, WALKING, BEACHE, SHOPPING. GREAT RESTAURANTS NEAR BY LIKE CAF� RAGAZZI, THE GREEK PLACE , ETC...BICYCLING TO SOUTH BEACH, GOLFING AT MANY GOLF COURSES NEAR BY 15 MIN LIKE MIAMI BEACH CLUB ETCCC

    NOISEY AND SMELLY!!!

    Paper thin walls- short term renters (since they are on vacation) treat this place like its a hotel, letting kids run in the hallway late at night, etc. Anything above a whisper is heard on every apt on the floor. We've heard neighbors talking, sneezing, coughing, hacking, their dog walking on the tile (click, click of his nails!), dogs barking 2 floors below, even people having sex a floor below! Also, the place has the worse smells- people cook the vilest things, and it permeates YOUR apartment! When you talk to management, they say they can't do anything... about anything, noise, parties, dogs peeing in the back yard, I the elevator, etc. The beach is nice, but nothing else is. Save your money and go someplace nicer for the same price.
