    Avoid the Egyptian Condo

    Well, I finally sold my condo at the Egyptian. I have to admit, the unit I had was nice. Been there 2 1/2 years. My big beef is the Homeowners and the managing company, Merit. I moved in July and was happily paying my homeowners due when in January there was a huge hike in the monthly payments. Well, I just paid it since I was new. Well, at the end of the year, we got a notice that the next year's HOA fees were going down because they made a "mistake" and overcharged everybody. WTF??? Of course, there's no refund. Plus, once when we complained about the noise in the complex, we got a "nasty" note from the president, Barbarella, (yup, that's her name) that we were actually dumb to buy in this complex because the nosie is part of the charm of the neighborhood! No comment!<br/><br/>Next, in the processing of moving in and out of my condo, you're required to hire a "moving coordinator" to help you move. She schedules your move, reserves the elevator, etc. Well, they reserve the elevator for a standard 4 hours. Ever try to move1300 sq of furniture/boxes in 4 hours? Can't be done. Then you go into overtime of which you have to pay extra. Plus, you can't move out the front door. You MUST move all your boxes/furniture via the first floor garage of which there's no convenient space to park the moving van. You have to lug your furniture/boxes about 1/2 block to the van...meanwhile, the moving coordinator is on the phone, talking to her girl friends and not waching/supervising the move. <br/><br/>In selling my condo, one of the things you have to send to the buyers is the CC&R's (the rules & regulations of the condo). Merit charges a whopping $500 for this fee!!!! I've been in condos before and the most managing companies charges is about $150-200 but for $500 for just copying a set a documents? Merit is definately gouging the residents of the Egyptian every way they can.

    President of the HOA here, with the real scoop

    I came across Rod's review, and wanted to address and clarify a few things so that people get the real scoop on this building. I was among the first to move in (in August, 2005), and I am still here now (September, 2010). I love this neighborhood of Hillcrest. The Egyptian is exactly one mile from Balboa Park and the San Diego Zoo, a prime spot for neighborhood walking to nature in one direction, and into an urban community (down University Avenue) in the other direction. The building itself is well designed, well-maintained, the reserves are fully funded, and the fees are comparable (even low, considering we only have 80 units). The area thrives and continues to grow and gentrify. <br/><br/>Regarding our HOA fees, Rod is misinformed. Our fees did not go up due to any mistake. On the contrary, despite the market crash and rising costs state-wide, I managed to LOWER our fees two years in a row by cutting back on expenses and examining every receipt. When our fees went up, it was due to increased energy expenses (uncontrollable), and the increase was nominal. <br/><br/>Regarding noise -- this is a vibrant community, and the Egyptian is situated near nightclubs that were here long before this building. I would never describe noise as "charming," though I have on many occasions told homeowners that if they are looking for a "quiet secluded home," they turn to suburbia. This is a city. Noise will happen. Though I wouldn't call someone "dumb" for buying into a city location when silence is what they seek, I would certainly say it's impractical and perhaps even naive. <br/><br/>Most of our homeowners and tenants are great people who really care about this community, and are involved with city decisions to keep this complex and area growing and improving. As a boardmember, I do everything I can (voluntarily) to see that our investment is protected, and that my neighbors are happy! And if there's any neighborhood that has a wonderful community feel, it's Hillcrest. <br/><br/>I advise anyone interested in buying/renting at the Egyptian to come and check it out for yourself!

    Everything that Barbarella has said in her comment is true. In addition to seconding all that she wrote, I would like to add a couple of notes of my own.<br/><br/>It is true that we have a couple of clubs on Park Blvd that can make some noise as they close for the night. The management of the clubs has been responsive to our comments and have worked hard to make their patrons respect the neighbors. Still, you will occasionally hear some wildly drunk reveler hoot and holler. Welcome to city life. Fortunately, our double pane windows are excellent and when closed they really keep out the noise.<br/><br/>Move-ins/outs are not allowed to go through the front door for two very good reasons. First, it would create a problem for the other residents coming and going through the front door and trying to collect their mail but, more importantly, it would be very easy to damage the custom wall finishes/wallpaper and the lobby's fixtures (railings, etc.). We have already suffered wall damage from people moving furniture through the lobby.<br/><br/>A moving coordinator is necessary to keep a watchful eye out during the move as the gate to our parking garage is held open to facilitate the move. The Egyptian is a secure, fob-access building, but when the gate to the parking garage and the fobbed door to the elevator lobby are propped open, it is important to have someone watching for unauthorized people just wandering in. The coordinator also makes sure that the elevator cab is padded to avoid damage.<br/><br/>The reason that just one of the two elevators is allowed for move-ins/outs is that the other elevator is needed by the other residents of the building. Having an elevator dedicated to the move allows the movers to keep the elevator on a floor while they load and unload it. It would be a huge problem for the residents if this was allowed for both elevators. I believe with organized pre-planning, packing, and a competent moving company, a move can be accomplished within the allotted time.<br/><br/>I agree that $500 is a lot for a copy of the CC&R's, however, when someone moves out they should have no further use for their own copy of the CC&R's so they could easily just pass it along to the new owners at no cost.<br/><br/>In short, I have lived in the building since it was first built. I love the quality of the construction, the layout of the floorplans, the neighborhood and the location. I think the HOA has done a great job making sensible decisions and doing what they can to keep our HOA dues down, while still making sure that the building reserves are fully funded. <br/><br/>I agree with Barbarella -- if you are looking for a home in this area, you should come and see the building for yourself. I wouldn't let Mr. Lee's comments dissuade you.

    Great building and great location to buy or rent, just very very high crime

    You cannot beat this building for the nice finishes, great location, and overal floorplans etc. All is perfect here with the exception of the crime problems. I mean I have lived in NYC and Chicago, etc. I am used to crime. The main thing I wish would be corrected here is the problem with the garages. I am not sure that there is much that can be done, other than perhaps a little more awareness on residents end to not allow others that "slide" into the garage when the doors are opening. We have had vanadalism of vechicles, as well as a very expensive bike stolen from the bike room. I have no problem with someone questioning me if they dont know me, nor should any law abiding citizen and resident. This building is awesome all the way around, with one exception. Once someone gets into the garage, they are there for a reason. To steal or vandalize. Crime is a part of life in the city, I just wish the residents would ban together a little more to have some time of crime stop program. There is definatly an element from around Park Blvd. East, and the problem is this building is on the edge. Id gladly pay more to have better security.
