    Building is falling apart, water leaks, bad blood bad management- nive views

    terribly ran apartment condo building. The management is your enemy in this building. Building needs 60 million in reonations, water repair and poor neighbors.<br/><br/>The suburbs have become poor starting at park place

    hidden problems

    There is a ventilation problem in this building that the management and engineer ignore. They don't want to address it and deny if you bring it up. I just purchased a unit here and I found that cigarette smoke and smells creep inside my unit. It comes from the walls, ceiling, outlets. I sealed them but the smell just keep coming through. Management just claims that they can't smell it and it remains unaddressed. I hate it that my place smells musty and dingy and it's new!<br/><br/>The hallways of the units are dingy and in need of cleaning. Carpet hasn't been shampooed and cigarete smell even comes through the hall.

    It's a great building

    I have been here 3 years and cannot complain. There are upgrades going on right now. The prices cannot be beat, If I had the free cash for an investment property here I would jump on it, the value is insane. Look at the location, only a few miles from DC at these prices? Crazy.

    Decripit Building, horrendous managment, parcimoneous board of directors

    Although this building has some of the greatest views in the area, the units are of decent size and the positioning for commuting and access to area activities is excellent, that is ALL this condominium high-rise has to offer.<br/><br/>Owners in the building experienced decline in property values of 60-75% since 2005. Building is difficult finance due to the decaying condition and numerous foreclosures. Monthly association dues range from $571 for a studio, without reserved parking, to over $700 for a 3 bedroom unit with a garage space. <br/><br/>Renters outnumber owners 2-1; additionally complicating financing. <br/><br/>Management is unresponsive, hostile, uncooperative, and morally vacant. They WILL interfere with quiet enjoyment a residents is entitled to. Especially so is the on-site property manager, Carol. She will go out of her way to make your experience living here exceptionally miserable. Carol manages on her personal value of what is right or wrong to person rather than how laws are written or to be properly interpreted. Yet and still, the Board of Director's here allows Carol to remain in her abusive authoritarian position.<br/><br/>The building was constructed in the 1960's as apartments then converted to condominiums in the 1980's, without The necessary upgrading of the mechanical, plumbing, electrical nor construction systems. As a result, these systems have fallen into disrepair and can no longer be maintained. The management company and board of directors refuses to replace the decaying systems; utilizing inexpensive and inefficient patches to prevent the building from collapsing upon itself. The pipes are decayed to the point where they <br/>must be replaced. The board refuses to effect the proper repairs so residents must live with the residual debris, rust, leaks, mold and mildew resulting from decomposition. The AC/Heat pipes have decayed to the point where AC/Heat to the building is inadequate; leaving residents to suffer with 78-90 degree unit average temperatures in the summertime. The building has unabated asbestos issues; especially in the ventilation system pipes. The asbestos debris blows into the units. The electrical systems and wiring throughout the building, including inside the units, is outdated and fraying; creating a fire hazard. My unit had a small fire in the wall due to overload on electrical wires. Management has yet to address the issue (it's been 9 months). The common hallways have pipe leaks. The elevators are frequently out of service. Water is frequently shut off for "repairs". Cable service is sketchy and unreliable. Common area elements, i.e., hallway carpeting, flooring, paint, are disgustingly filthy and fecal matter encrusted. Pets frequently use common area elements to urinate/defecate. Management does little to nothing to address any these issue; deferring to the unresponsive "Board."<br/><br/>Management states the building maintains a large reserve fund (in the millions). However, The apparent emphasis of the board is the planting of flowers on the grounds rather than immediately addressing and effecting the numerous repairs in the <br/>building.<br/><br/>Please do yourself a favor, pass on this nightmarish building or you'll regret your decision to purchase or rent. I'm moving in September and the days couldn't pass swiftly enough for me.
