CHINESE DRYWALL BEWARE !!!!!!
CHINESE DRYWALL IN THE HOUSES. THE ELECTRICAL SYSTEM GOES OUT ESPECIALLY THE WIRING BECAUSE OF THE CHINESE DRYWALL. THEY WILL NOT RETURN YOUR DEPOSIT SO DON'T GET INTO THESE HOUSES. THE HOUSES ARE FILTHY ON THE OUTSIDE FULL OF MOLD AND AND THE PLASTER / FOAM IS BREAKING OFF. THERE IS ILLNESS BECAUSE OF THE CHINESE DRYWALL.

Not what I expected
Why: Saw Townhome before moving in and gave complex plenty of time to make repairs. On move in and walk through none of the repairs were made. Major cracks on the floor tiles, mirrors in the master bedrooms were cracked and still are. No ceiling fans in the unit, there is air in the line in the guest bathroom and every time the water is turned on there is this horrible, loud rumbling noise. It is annoying and embarrassing when guest come to visit. In the beginning I could really smell the fumes from the drywall, but after living in the unit for a while and lots of plug-ins the smell does not bother me anymore. The building is a light color and could use a power wash. All of the other properties around this community has gated, secure entry, however, this property does not provide that level of security. The positives about the property is the neighbors. They are wonderfully friendly and very welcoming. If you look at surrounding properties and the going rate of renting, this property is competitive only because the cost of living in Naples is expensive. The clubhouse is nice and there is a pool and a fitness center if you have time to use them. The complex surroundings are clean and landscaping is maintained. It is quiet and fairly family oriented and I can say even without the community being gated, I feel safe. Naples is a beautiful city. The location is very close to the beach and central to a lot of excellent shopping and has everything you need close by. I have not had much dealings with the property manager, but she seems nice enough. The information on-line really makes this property a little more pristine than what it really is, but you have to judge for yourself. It would be a good idea to see the unit you plan to rent before making a commitment, if you can. Good Luck to future renters

Chinese dry wall
I wished I had read those comment before I move to this place. My kids are always sick and they were very healthy before . Now I want to leave I can because it is a penalty. This people never return your security deposit and lie all times. But I will move anyway for my kids. Please do not move, never ever to this place.

worst nightmare of my life
The landlord PRIME MANAGEMENT GROUP are the worst. I put it in capital letters because I want you to never forget their names. Every time I had a problem in my unit, I had to call costumer services, which is in somewhere in Miami, in order to them to call the handymen going to your apartment and fix it. Can take from several weeks to months for them to come over to your house and fix it. Does not matter if the problem is life or death. They do not have priorities or common sense at all. The person in the office is useless. She has no personality to treat people which made me think several times if she would be working with animals should be better. Because not even the animals deserve the treatment she gave to me. Her name Chansee Arnold. I went several times to ask her a copy of my lease because I lost the original and guess what??? ALWAYS BUSY to attend the tenants. I am glad , my lease finally ended and I left that hell....

worst & horrible place to live
Please, please do not come to this place for living. i can not believe why i came to this place. That was a terrible mistake that I have made. Please do not just check thru online, but come and actually take a look at property. I totally agree with previous reviews about the property. They do not maintain the property. I have been having an issue with water for last six months. Black particles came out thru water faucet, so I asked them to come out and check asap. Then, guess what. I have not heard from them for two days, so finally I called them back; they called me and told me that they will come out tomorrow. Oh, common. I have problems with water which can cause health issues. I explained them this issue is emergency, but they seems like they do not concern. To make a long story short, find other places.

Fall of Portafino in Naples, FL are not what they seem
I just came home to find a termination notice for my water. I called the water company and I was told that everyone's water service will terminated tomorrow as we all share the same water meter. I asked , what can I do to stop my service from being interrupted and they said that Prime Builders Management were responsible and they had not paid the water and sewer bills. That is just one of the many misconceptions that these units are being leased under. We as well as all the other tenants were told that water and sewer was included. I've also heard from many other tenants that they are being charged late fees on their rent when their rent had been received by the third of the month, now most of us are paying to mail out our rent checks to be able to track the day that it was received. There are lots of pests, which they are not willing to exterminate and not to mention that these units are very cheaply done , which means that things fall apart and some are just not functioning from the beginning, and it will take weeks for anyone to return your call and then to get anyone to come fix it and when they do is a very sloppy job or they'll fix the wrong thing, then you go back trying to call someone to come back and fix whats broken, but they never do. The gym and club house are not open nor will it ever be, as we wore told. the pool is filled with unattended children with bikes, they jump in the water with their school clothes and shoes on and proceed to throw the pool furniture in and last but not least there all always unattended small children playing or riding their bikes on the street and they will run in front of your car.

BEWARE!
This place is a terrible place to live unless you plan on staying inside 24/7. Kids walk in gangs and threaten other children. If you have a problem with an appliance or anything else that needs to be fixed, Good Luck! I don't believe in guns, but since I moved here, I believe. Good luck all together if you plan on living at The Falls OF Portofino!

Terrible management
Prime Management Group is the worst. They refuse to fix anything without a fight. We moved in and the carpet was stained and filthy. Appliances didn't work, air conditioning breaks frequently, and to top it all off there is Chinese Drywall. This management company does not care about their tennants or the condition of their properties. They are rude (accept the sales lady Chansee, she's tried to help us on several occasions). The amenities, well the pool is fine, but if think you might have to use the restroom you'd better go between the hours of 10-6 on M, Th, F, Sat. Sun from 11-6. Oh you can only use the women's room as the men's has been broken for several weeks. Fitness center- again only able to us M, Th, F, Sat, and Sun from 10-6. <br/><br/>This community advertises "luxury town homes", but they are high priced garbage. Management group are first class slum lords.
