Ready-for-Occupancy and Pre-selling condos

Above-projects are pre-selling or not yet ready for occupancy, except for Presidio @ Lakefront City Central and because of their nature they are not payable in cash but in installment which is good because our investors do not have to shell out large amount of cash and still avail of our properties at locked-in low prices. Pre-selling properties from the time they are introduced to the public for sale usually takes 36 to 48 months before they are finished, and payment terms are congruent with the time frame to build.
Regular payment terms require a Reservation Fee of PhP25,000 only and may be sent as remittance to the developer bank account. This Reservation Fee is part of the Contract Price. After payment of Reservation, unit of choice is held in investor's name. No lumpsum payment for Downpayment is necessary, as 25% to 40% Downpayment may be spread out in 24 to 48 months, depending on the project. Monthly payments for Downpayment start one (1) month after reservation. Balance is payable upon Turn-over as Lumpsum payment or through Bank or In-House Financing.
Upon full payment and upon building completion, title to the unit via Condominium Certificate of Title is issued to the unit owner.
This is how easy it is to own a condominium property in the Philippines for locals and foreigners alike. This is a freehold ownership and therefore property owner may rent out his unit or sell it at higher price than what he actually paid for because ready for occupancy units (RFOs) command a much higher price than pre-selling.
At pre-selling stage, buyers have option to select the best unit suitable for them because of the many choices available.
