This is our second year in this building and hopefully the last one.<br/><br/>This building is new and the area is nicely developing. However, keep in mind 2 blocks either way its still ghetto! There is not much of walking with kids or dogs and/or going for a enjoyable run. Unless you enjoy running around same block 10x.<br/>A big PLUS for ones which at the same time is a big MINUS for others ist that this is one of few buildings in Miami where large bread dogs are allowed. Now, you have to imagine that in every single unit lives at least one pet and the half of them are pony sized dogs, which due to the lack of walking possibilities urinate right at the entrance of the lobby. Nice odor during the hot summer months ;-)<br/><br/>The pool area is nice, however, unfortunatelly they have only 17 chairs for over 260 units...and no umbrellas. For families with smaller children not a lot of fun. There is also no party areal or community club, as it is occupied by the sales and management offices.<br/><br/>Now to the even less pleasant facts: every single tenant who lives above the floor 10 will confirm that:<br/>the elevators are a DISASTER. My grandma can move up to the 30th floor faster using the stairs!!! As a general rule one of the elevators is always reserved for movers and at least one other is out of order and the third one is being cleaned because one of the dogs couldnt hold it anymore either. If you hit the rush hour it might take you up to 15 min to get from floor 1 to 30!! Taking this into consideration you might save the time going for a run around the block and just use the stairs ;-))<br/><br/>The security, the front desc and especialy the management (condo association) is even bigger disaster with only few acceptions (there are some nice polite guys). Other than that it is a group of incompetent, impolite loosers who desperately try to keep everything under control but alway fail. Nobody seems to value the tenants and neither the unit owners. E.g. they give you one excess card (for the garage and front door) per unit and then someone "smart" came up with the rule that the front desk will not grant entrace into the building unless you use this card and if you have further members living with you, they have to purchase one for $75. Dont ask me what they do with visitors....<br/><br/>Parking is another issue. You get one parking space per unit for free and an option to purchase one for $75 per month. However, all parking spaces in the building ARE SOLD OUT and therefore you will get one in some garage near by....just a reminder: two blocks left and right is ghetto. You can also valet your car for $5 or $10 over night. It usually takes them around 10 min to get your car from that garage "next" door which you can add to the other approx. 10 min of your elevator ride. Other option is to park on the street.... In the City of Miami or maybe just Midtown area the meter is to be paid untill 2am. Dont risk not paying even for 2 min, because the "ticket" officer is always lurking around the corner and making sure their funds are fed. I wouldnt worry too much about parking on the street though after all, because to get a space near the building on Thursdays through Sunday is like winning 6 in Lotto. Because it is a growing entertainment area already 3 street sides have been blocked by valet only.<br/><br/>Also, you will be rewarded by extending the lease...by minimum of 7% RENT INCREASE YEARLY!!!

Too much hype for what it's worth
Where should I start ; the security- a joke, they act like their here for our well being " to protect & to serve" really?? They pretend to be working while riding thru the garage on the golf cart; when in fact you tell one of them there are cars parked in there with no midtown sticker; do they do anything; nope ... People constantly just follow you right into the garage whether they live here or not. Let's not talk about the cars that I heard got jacked from the garage from someone who did this exact thing. You can drive right out without having to use a garage access card so why not park in our garage; come on in. Let's talk about the noise coming from your next door neighbors pounding music on a quiet Sunday afternoon; & you think your gonna get a good nap in when you are women up by "boom boom boom" or your neighbors above you who like walking loudly on the concrete floor or decide they want to slide their chairs in & out at 11 at note... Really, so much for building etiquette... Increased rent another issue yearly but you can expect to just get the boot since starting August their selling the buildings units; so no new leases for you; we are all just numbers & they could care less even if you were a good tenant. Oh, & over abundance of dogs; you think... You can't even get into the elevator without seeing wet spots on the floor; that's if the elevators are even working on any given day... Or try just minding your own business in the elevator & more than 1 set of dogs in there start barking at going at eachother; not a comfortable situation to be in the middle of.!! Living here you definitely get to see all the cracks in the foundation sort a speak; the flaws of the building can only hide for so long. Don't get me started on the airplanes passing over every couple minutes; very loud... The street noise, the restaurants playing music out loud; no peace here. Is not a quiet area so if your looking for peace & serenity to elsewhere. Like I said more hype than the building and areas worth. & get ready for more construction right across the street when they start building the cinema right dnack dab in the middle of things. All that noise will just be awesome!!! Good luck!!!

The Midtown project is still in its early stages, beingly hardly 5 years old, and has quite a bit to offer, especially for the young and ambitious who are looking for a very comfortable location. It is only a short distance to either Miami Beach, Downtown, or the airport, for example, and public transportation is available if you don't have a car, there are shops to meet most of your daily needs, even a Target store with a supermarket, plenty of restaurants, and much much more. If you are an animal lover this is also the place to be, walking the dogs is pleasant and you meet friendly people on your walks.<br/>There are plans to continue developing Midtown , including a Hotel, an Entertaining Center and a train station adjacent, that can offer additional transportation, downtown or uptown.<br/>The prices of Condos are affordable, whether renting of buying, and this is the time to buy, it seems the downward trend has ended and prices are already on the rise and will most likely continue to do so.<br/>There are a few distractions, like aircraft going in and out of Miami International , but these are minor compared to the amenities offered by the condominiums and the surrounding area as a whole. I am overjoyed, being able to count myself among the owners of a unit .
