    Association is not Resident Friendly

    The creativity to implement "rules" without resident input or inquiry is appalling. There is no resident friendly atmosphere here with constant threats of non-lease renewal if pool rules, which are not part of the the original condo docs, are not followed. <br/><br/>I would not recommend this building due to its lack of transparency and ridiculous association. Example - no more than 7 people can "meet" in a public area without prior written authorization from management...and a $250 non refundable deposit. (So you cant have a more than 7 friends, who live in the building, get together to take advantage of the common areas, whenever you want. OR... The pool is for swimming or standing only, no horseplay or rough housing. (apparently a ball of any kind, or non "coast guard approved swimming apparatus for non swimmers" is considered rough housing).<br/><br/>Your better off checking out 2 City Plaza or South Tower as they are more resident friendly and accommodating to allow a resident friendly atmosphere. They are not trying to create a community feel.

    A nice Honda but not a Lexus....

    This is a nice condo in a good area thanks to City Place mall. (Stay away on the weekends!) The prices for these units are still way over priced. You can get a very nice two bedroom at South Towers for a tad more for the same prices for their one small one bedrooms. South Towers is one block away and their units are larger! Personally, South Towers is a nicer building with better amenities. However, South Towers common charges are higher which could be a problem in the near future. At the end of the day, South Towers is the Saks of condos and City Palms is your Lord & Taylors. Not bad but not the best you can buy in West Palm Beach City Place neighborhood. Your money goes much further at City Place South Towers.

    The worst place to live Downtown!

    The absolute worst place to live! The management is an organized, unprofessional and ignorant of all Florida real estate and leasing laws. My wife and I have been residents of City Palms for four years. The management changes like a person changes their underwear. The residents are disgusting. They leave garbage in the garbage chute instead of putting it down the chute. They do not clean up after their animals. The hallways are damp and the carpet is stained of pet urine. There are a lot of alcoholic residents in this building and it shows when they urinate in the elevator and waste liquor on the elevator floor. Recently, we complained about the smell of mold in our apartment after a water pipe broke in the wall from upstairs, and came into our apartment living room. The walls were stained and damaged for months and they never fixed it. And to make matters worse, the maintenance man just wanted to paint over the water stains. Meanwhile, the mold began to grow throughout the entire apartment. We advise the management of it. They sent a maintenance guy and he just wiped the walls with some substance. A week later it had spread throughout the entire apartment. After talking to them for three weeks, they finally transferred us to another apartment. We have been waiting for over a month for the return of our over $3000 deposit. Nobody seems to know the address or contact numbers for the current management company, CMB Management. The leasing office staff are a complete waste of matter, material, and space on the earth! These people are crooks and their management policies and procedures are fraudulent. Avoid this building at all costs. You will regret it everyday.
