Be Careful if Speculating
Grand Canyon Village has several issues. There are approximately 80-100 vacancies of less than 400 properties. <br/>This part of the Valley has been hit hard by the recession and there are many cheap properties nearby. Many are rentals. <br/>In my opinion, the materials are mediocre at best: hot water heaters, tubs, dishwashers, carpet, shelves, appear to be substandard. Location is good if you want to be away from Las Vegas--but you may want to consider nearby properties. Community almost nonexistent. Groundskeepers are friendly. Pool almost always empty. There was a problem with auto break ins/theft a couple of years ago. Feels generally safe at this point. Gym is ok, and not used much.

Place is Quiet but Housing Materials are Substandard
I have lived at Grand Canyon Village for 4 1/2 years. The place is quiet and safe I believe, near the base of Mt. Charleston. Unfortunately a new highway is being built very close to here. I have no neighbors on my side of the building. GCV has been hard hit by speculators who hoped to rent out these properties. Although only 30 properties are listed, I would guess that 80-100 of the units are empty, so be wary of the prices. The condos are built with substandard materials: faulty hot water heaters and stoves, cracking bathtubs, cheap PVC pipes. cheap carpeting. The small staff are reasonably helpful and the landscaping is almost always in very good shape. There are two nice pools that get almost no use.

New owners of Grand Canyon Village Condo
We just bought a condominium at Grand Canyon Village. WE plan to rent it our for 18 months then use it as our retirement home when my husband retires. We plan to upgrade the inexpensive appliances and floors and counters when we move in. We were impressed with how quiet the neighborhood was and how nice the grounds were kept. We also liked the area. We are hoping to make new friends there very soon!

Great Place to live
Unless you are a party animal that longs for "the strip", this location is ideal. It is away from all the sparkle and glitter and close to some really great natural wonders. Close to Mount Hamilton, Parks and freeway. Schools are close and upper end housing is just across the street. Walking distance to large grocery store, pharmacy and everything else a "super Smiths" can offer. There is an exercise room, two pools and a club house.. Downside is that some of the residents are not considerate. Clean up of doggie leavings is not a high priority, although management does a sweep everyday. There are NO community activities. All in all our two years of living here and now long-term renting have been just fine.
