Management issues - buyer beware
I really wanted to like Juhl as my work and personal life has been vested in the Arts District/Downtown for the last 5 years. When I moved in I was even looking to buy a unit, but I've lost enough money with this property already (in excess of $60K) trying to progress my business in one of their retail locations. While every building has its flaws, my main issue with Juhl is simply their management. Management has been so desperate to sell/lease the retail locations, they thought it would be okay to allow a 24/7 Crossfit gym in one of the retail locations. They were confident they new how to construct it to not have any noise. Nope, we got to listen to barbells & weights crashing onto the floor and obnoxious music from 6am to 9pm. Not to mention my unit literally vibrated from the weights being dropped. There was no possible way I could launch a retail location, as it was literally scaring customers off from neighboring businesses. Of course myself and other business owners complained about the noise violations and cited our leases, but management did nothing. The onsite property managers were empathetic and agreed that it was out of line, but ownership would not take any action. Here's what was exceptionally disappointing, and verging on unethical: After realizing the $60K we invested into our retail space was lost and we wouldn't be able to open due to the noise, management offered (emphasizing the THEY offered) to terminate my lease early. I setup a move-out date with the property manager, she came and did the inspection and we completed the move-out. Seems pretty straight forward other than money lost. Nope. When I went to collect my deposit, the ownership group said that the only way I would get my deposit back is if I signed a letter releasing Juhl from any legal claims resulting from my financial loss surrounding the noise issues. Furthermore, they threatened to sue me for $29K (the remaining value of the lease)! Why? Because they claimed that th
