poorly built
These building are so poorly built. Wish I would have known. Everyday I see work trucks in here.<br/><br/>of course they are pretty old too. Do not rent from one particular owner who lives in California. She wont fix anything!<br/>There was mold in the ceiling and the tenant was sick for 8 months!! finally had to threaten her with Landlord tenanct law.<br/>IT is just a matter of time the other water that is stuck in the ceiling starts a leak. You can see the water pockets in the condo.<br/>I wish someone would have posted on here so we could have been warned.<br/><br/>DO NOT RENT FROM THESE BUILDINGS OR THIS OWNER!!!!

sorry u had bad experiences. I have owned there for five years. I have never had any complaints from tenants. The area is convenient to shopping and has easy access to all areas of Phoenix and Scottsdale.<br/>I am local and can handle things very quickly when necessary.<br/> I would never recommend leasing form an absentee owner.<br/>Sounds these guys didn't do a pre rental walk thru and talk to the previous tenant and don't know that they have certain wrights as a tenant.<br/>The landlord checks you out, you should do the same to them.<br/>Don't take it out on Las Hadas because you had a bad landlord.

I previously stated that I would not lease from a absentee landlord.<br/> This is not fair to those who do not live locally and own and maintain a good property. I know some of these owners and they are good honest people and they are good landlords.<br/>It takes a good tenant and a good owner to make a lease work.

The slumlord I rented from totally screwed me over and I left my place immaculate. Nothing was cleaned, renovated or repaired at move in as promised, yet she was happy to accept the cleaning fees. She always had some excuse to not take care of the place, child care, passing the buck to the realty office, etc. and when the AC went out in July, she waited almost two weeks to have it repaired by a lame home warranty company rather than having the original 1980's unit replaced with a timely manner (24-48 hrs). And it not like she couldn't afford to replace it either - just could care less about anyone but herself and her own stingy self interests. Due to the lack of AC over an extended period of time a water pipe burst flooding the place requiring 3 months of loud, obnoxious repairs and countless repair appointments that she was not available to oversee. If you are planning to rent here, ask about the age of the AC unit and emergency repair policies. Also get everything - and I do mean everything in writing!!! <br/><br/>As far as the complex goes, the place has thin walls, poor insulation, and is not sound or odor proof. If you live above a garage get used to doors slamming shut, car radios blaring, and toxic paint fumes. If a smoker lives nearby, your place will smell like an ashtray inside. The LHV management could care less about renters issues. Not a very friendly complex and cars yielding to pedestrians is luck of the draw. No commitment to environmental stewardship either - no recycling and the grass lawn in the desert is a huge water waste. <br/><br/>

I agree with the two reviews already posted - this is not a good place from a renters perspective. I witnessed what Anonymous lived through and it was shameful what happened to them. FYI, the slumlord lives in Paradise Valley mansion and has no business being in the rental business. She has no clue when it comes to landlord tenant laws and is completely unprofessional. For a landlord to not replace an AC unit that is ~ 30 years old is crazy. Greedy and lazy - that's how slumlords make their money.
