    Building smells due to old stained carpet. wall paper is stained and hanging down, elevator constantly breaks down, Pool repair project has been ongoing for 4 years with no end date. Floor lighting is ancient. Lots of repairs before this building can compete with other buildings. Many assessments on the way.

    Huge improvements, fantastic location

    I have visited this building annually for over 20 years, courtesy my mother-in-law. After a period of decline, this building has seen vast improvements over the past 2 years, and renovations are bringing it back to it's past excellent condition. Pool and deck have been completely restored. Hallways have been stripped and refurbished, with carpets replaced by tiles. Lighting and security cameras have all been improved. Work still needs to be done on card room, and poolside washrooms, though clean, need a refresh. Elevators are scheduled for replacement soon. Free Wi-Fi in the lobby. The relatively new management company and current condo board seem have their priorities straight. As before, the location right on the beach is amazing. Friendly neighbours and 24 hour doormen.<br/><br/>The new Surfside community centre is right next door, new Surfside city hall directly across the street, a relatively new Publix supermarket and the restaurants of Harding Ave, less than a 10 minute walk, with outstanding restaurants to boot. Three blocks North is the Town of Bal Harbour as are the Shops of Bal Harbour which is arguably the very finest shopping centre in North America as well as the sparkling new St. Regis resort . You can easily get by without a car.<br/><br/>Gentrification of Collins and Harding Ave. in Surfside is well under way. Three blocks north, the cost per square food doubles and three blocks north of that doubles again. Units in the Manatee are a steal.<br/><br/>

    Unless you are planning to invest a lot of more $$$, walk away!. Balconies are already falling apart, and they are due for their 40 year certification (major condo special assessments are coming next year!)� So be ready to "come up with thousands of dollars extra!). The views and location are great, BUT the units are Overpriced!..
