    DON'T BUY OR RENT HERE

    This is a almost 20 year if not more old building. It has 330 condos. All share the same pipes for water, air-conditioning and heating. If someone had bothered to write a review of this complex I would NEVER have bought a condo here. <br/><br/>The pipes are really old and there a constant leaks in the condos through the complex. What is means is that the water is turned off throughout the complex at a moments notice. Also, this means there are termites so make sure and and have your own contractor check for any termite damage otherwise you may have a big surprise later one as I did. The so-called President of the Board allow himself special favors along with the other Board Members and X-Board Members. He and the many Board Members who live on the bottom floor have "miraculously" voted to give themselves washers and dryers and none of the other floors are allowed to have. They also have back yards. So their utility use along with water use is much higher than those that have smaller units on the upper floors, and yet they pay almost the same condo fees as those on the first floor. Although 50% or more of the units are with renters, they are not for the most part told about the CCNRs and are not allowed to attend any of the Board Meetings. This means that the renters also do whatever they want to do (there are renters that are better than many of the owners but if they are not told about the rules, then how would they know). They have had a new office manager for the complex about every 6 months. They are generally nasty and treat you with contempt if you have a problem and ask for help of any kind. Although they have parking signs for 3-hour parking and Loading and Unloading Zone only, the office manager and the Board do nothing to enforce these signs so there is no place to load and unload groceries or anything else most of the time in the complex. They have some of the nastiest most gossipy people who live here so be careful about who you talk to and what you tell them. You will see soon enough how this works. There are some very nice people here too, like anywhere. The elevators often don't work so if you get a condo on any of the upper floors you will be without an elevator many times during the year. They have had numerous property management companies, the most recent being Rossmar Graham. They are trying to charge owners more and more money for upkeep without making this a decent place to live. They are just awful. Look into their record before you buy. If you think these are cheap condos, you might ask yourself why! As soon as the economy comes back I am selling.

    Yes, these are older condos which were built in 1971-72, however, they are solid concrete and sound proof. These were the ONLY condos we found in the valley where we could not hear our next door neighbors through paper thin walls and ceilings. The green space is well-maintained, along with the pool. There is also a shuttle to take the seniors shopping every day, although T-JMaxx is across the street along with Curves, a large health foods/grocery store, a pet supply store, and numerous restaurants. It is also only one-half mile from the Fifth Ave. galleries and Neiman Marcus. It also permits small pets and is not age restricted. Located in the center of Old Scottsdale, with bus service on Miller, as well as Camelback, and the freeway close by, what more could you want?<br/><br/>Like other properties in the valley, there are going to be management issues and water problems. Right now the prices are too good to be true and even less than during the Saving and Loan problems of the past. Now is the time to buy, either for a retirement home or an investment property. In 2007 and 2008, these properties were going for $200,000 to $250,000, and like the stock market, higher prices will return. I do not sell real estate, but would encourage others to think of housing only as a long term investment. My elderly friend bought her Maya condo during the Savings and Loan period for $46,000, but sold it in 2008 for $150,000. That was a nice return on her investment. Unless tax laws are changed regarding mortgages, there are also tax advantages to real estate. Hopefully, this information helps also. And if you want to change the Board Members, why not run in the next election--anyone can.

    The WORST Condominium Complex

    This is the worst place to live. Almost every year there has been a new property management company and each successive one blames the previous one for problems in the complex. We currently have Rossmar Graham. Before I left, they actually seemed to be doing a decent job. But the Board of Directors here is corrupt and awful. They always take care of their properties before anyone else gets the maintenance. They have the parking places closest to the building (coincidentally). The maintenance crew is headed up by a grouchy guy who gossips about everyone and complains about everyone behind their back and doesn't get the job done. They have some really awful and unbalanced people living there. The water is constantly turned off and the elevators constantly go down. The plumbing and pipes are really old, and there are termites on the bottom floors. Despite hiring an expensive landscaping company and buying plants over and over again, they don't water enough so the plants die and it looks awful around each of the elevator areas. Buyer Beware - DO YOUR HOMEWORK!

    Buyers Beware

    This is an incredibly decrepit place. They have had many property management companies over since living here and each claims it was the last persons fault that things were not taken care of so there is no ownership or accountability regarding the many issues that continue to plague the place. The most recent property management company is trying to upgrade the place but just charged a huge assessment to make up for all the years that those who were in default or refused to pay for the HMO fees (with no legal accountability here either for those who just wouldn't pay until recently). I hope those of you who are looking into buying a place here, because it looks so cheap will do their due diligence. I wish I had never bought a place here but was fished in because of the price at the time. I will be selling as soon as I can get out given the economy. Over 50% of the place is inhabited by renters some better than most owners and some looking like they just got out of prison. The complex has lots of snowbirds and after they are gone, the place is like a deserted 1960s Motel 6. Talk to as many people as you can there and better yet - talk to the Scottsdale Police about the complex. There are lots of problems and the police is well aware of the issues.

    Maya Condo ..... Amazing Location

    I would like to point out that most of the previous comments are nothing but complete fabrications from delusional minds and that 10% are correct, the fact is the community is 40 years old and is in need of some upgrades just like any other home. Painting of the 20 some buildings has started and the difference is quite visible, Might not be the colors I would choose but at least it looks clean and inviting.<br/><br/><br/><br/>I love my home here and enjoy 85% of the people that I have contact with and yes it's true that there is a new management company, I see light at the end of the tunnel. 15% of the residents here don't have a filter between their brain and mouth and seem to be bitter with regards to everything life has to offer, 5% of those attach themselves like parasites to the back of your ear and natter all the time, Let's face it every village has one or two!<br/><br/><br/><br/>The location is one of the best that Scottsdale has to offer, Where else can you live with 3 grocery stores within a 10 minute walk not to mention the 5star Restaurants, Shopping, Entertainment District, Parks, Bike Paths and Golf Course's all again within walking distance. This location will do nothing but grow and with luck residents that are not content living at the Maya will move on and infect another community.<br/><br/><br/><br/>You can't make everyone happy and you can't blame neighbors or the economy for previous bad decisions. Stop trying to unscramble eggs and make a new start! This place has the potential for great living if you�re willing to give it a chance and take part in it.

    Location Location Location

    I bought here over a year ago and love the location great walking distance to everything. Fantastic pool and a lot of upgrades have been done to the property including new paint, elevators and chillers on the roof and I have noticed a lot of new owners are renovating their units, this is always a good sign. I have not had any trouble with any of the owners or tenants onsite and security has never been an issue. You just can't bet the location, so close to Fashion Square, Old Town the entertainment district and lots of food shops and restaurants. With the current market and the pricing of some of these units now is the time to get in!!!.

    Maya ruins

    I have always regretted buying a condo. The Maya is no exception. The HOA's always have their own personal agenda's and and make sure their needs and wants are met while legitimate complaints are basically ignored. On the positive side some much needed upgrading was started and the place showed some promise until the board decided on a paint job. They angered many residents with a large assessment for this paint job and to make matters worse the opportunity to make it a prime residence was squandered. The board came up short of expectations on design, architectural potential and preparative work. The location is prime but the building remains the Maya ruins. The paint job was premature and like all things performed prematurely with ineptness the result is a disappointment. CRAPPY CONDO GREAT LOCATION!

    I don,t understand the negative reviews for the Maya. We have owned here for 13 years and would not want to be any where else.<br/>There have been many updates the last couple of years. For example, new chillers, boilers, roofs, buildings have been painted this year.<br/>new landscape projects in progress and the best pool in the Scottsdale area. Many great people and a friendly staff. You could not ask for a better location, close to shoping and old town and many great resturants.

    Home Sweet Home

    This is our 10th year at the Maya. Like most properties over the last several years, the Maya too has seen change....but unlike most, it has been for the better. Even in an economic downturn the residents here have stepped up and unanimously supported major changes that have either upgraded or replaced all of the operational systems (boiler, chillers, elevators, hot water systems, etc). We are currently putting new paint on the exterior and will start replacing our parking lots this year. Residents continue to upgrade their individual units and proudly show them off when completed. No matter where you're from you won't find a better location in Scottsdale to enjoy those PERFECT winter days. Pool and spa areas are off the charts, heated year around. The Mayan architecture in unique and the grounds are abundantly adorned with mature plantings giving you a sense of a tropical experience right in your own backyard. While the community is ever changing, you don't have to look far to find new friends and build lasting relationships....my wife and I have and we know dozens of others who have done the same. I don't understand how some people can slam an entire community because they may have had an unpleasant experience. Remember what Forest Gump said, Life is like a box of chocolates, you never know what you're going to get.....I would tell you to come and see for yourself...we did, we love it
