Awesome Building & Location
After looking around throughout the Urban Core we found the Summit stands out. The location between the 2 sports venues makes the location in our minds second to none. Having spent the last several years in another major City urban core we cannot believe the values at this location. Are we missing something? We will be moving to PHX in the next 60 days and will be landing at the Summit either to rent or purchase.

Utility Rip Off
We lease a condo at this community ( The Summit 310 S 4th ST ) and our complaint is that we are being overcharged for our monthly utility bill. There is one meter at this building and it is up to the HOA to divide the bill between the common areas and the units in the building. Our January bill was $321.54. Last year's January utility bill was $170.08. Our unit is 1217 square feet. The winter bill for a condo this size in Phoenix is $80. Our neighbors at 7th St and Palm live in a 1600 square foot condo and they pay around $80 for their utilities. Before we moved into this unit in September of 09, I was told by Mike at AMBS (The sub-metering company at the time) that the average utility bill for this unit was $150.00. We live very �green� and don�t use much energy, so it�s extremely frustrating to see we have no control in this situation. The individual condo meters are not functioning and aren�t scheduled to be replaced anytime soon. We didn�t find this out until after we moved in and questioned the bill.<br/><br/> <br/><br/>Brad Wick (Community Manager) has offered us several explanations:<br/><br/>"The chilled water company has raised the rates 52%". <br/><br/>This would add $52 to the (chilled water) portion of our bill. Our bill has increased $150 over last year.<br/><br/>"It�s Christmas season and people are running extra lights".<br/><br/>"AMBS had been miscalculating the utilities at the prior Property Management�s direction. One could argue that the charges were kept low to the current residents in order to make the building more attractive to prospective buyers�.that was all smoke & mirrors".<br/><br/> <br/><br/>We want to move out but the owner has threatened to sue us if we break the lease. We were not informed by the leasing agent regarding any of the building�s financial or structural problems before we signed the lease. We feel important facts were withheld to get us to sign a lease.<br/><br/> <br/><br/>We are very fearful the hot summer months will bring an outrageously high utility bill, a bill we can�t afford to pay. <br/><br/>

Do not rent here
Moved in several weeks ago. The noise from the trains is horrible. The management and owners are terrible. My lease was too include everything after moving in the cable was not included and we had to negogiate a new deal. I have been harrassed, lied to and slandered, all in 2 weeks. Stay away.

Great location, over priced, poor amenities
We have lived here for 15 months now and really enjoy it for the most part. However, we are over charged for our utilities and the amenities are average at best. The building is on one meter so our electric bill is very high despite our effort to cut cost. Our last electric bill was 430 dollars for our unit which only a little over 1400 square feet. The pool is very small with the plaster cracking all around and the jacuzzi only holds 2 people comfortably and also has a lot of issues with the surroundings.. Our neighbors a great and we all have a lot of fun. We just wish the HOA would figure out the electricity problem and make repairs to pool area as needed.
