    RUN DOWN, SMELLY and DIRTY

    I spent a week visiting a friend in the building at the beginning of summer and was shocked at how RUN DOWN, DIRTY and UNKEPT this whole building looked. Not to mention the fact that the entire property smells of smoke, weed and vape in all common areas; and according to my friend, the HOA doesn't mind. I guess IT'S PERFECT IF YOU ARE A SMOKER... The trash chute was out-of-order 'for days' and they told us we had to take our trash out to the dumpsters outside the building. To think they call that "Sophisticated Living"... I honestly expected something different looking from the outside. I work nearby and was thinking about purchasing a unit, but I have seen rental complexes cleaner and better run that this place.

    RUDE MANAGEMENT!

    The condo my boyfriend and I were looking at was really really nice BUT when I called to inquire about the level of security (SAFETY IS VERY IMPORTANT) the woman I spoke to, who also gave me a FAKE name was RUDE from the moment she picked up. She said her name was "Smith" and she had been the President of "gibberish" for 29 years. I asked if The Manhattan had security because my boyfriend and I had once had our condo broken into because of the LACK of security at our previous condo. She RUDELY stated that The Manhattan wouldnt provide personal security for us (though that wasn't what I had asked her). I told her the reason why I called to ask is because my boyfriend's friend stated that when he visited once he was able to go straight to the elevators without anyone stopping to I.D him and no questions asked. She stated that it's not SMART of me to listen to "3rd, 4th and 5th parties" in which I told her I understand and that was my reason for calling HER and asking HER. Everything I asked about dealing w security she totally switched my words and made it seem as if I were asking her to cater to my boyfriend and I. When I asked if there were cameras (just incase of an incident) out of no where she said "I'm not telling you were are cameras are placed" I was SUPER CONFUSED, I told her I dont care where the cameras were placed that's not of my concern, I just wanted to make sure The Manhattans had SOME KIND OF SECURITY. My boyfriends' teammates have been robbed at gunpoint and NO ONE seen anything. Buying an expensive home and not feeling safe isn't normal. I couldnt BELIEVE how MEAN AND INCONSIDERATE she was to a potential buyer. She even told me my asking about security was "unusual and very concerning" which I was baffled by because who doesn't want to make sure they are safe at all times. I explained to her that we were serious buyers and our only hold up was the level of safety. She was very suspicious for no good reason and I would hate to believe she was simply "stereo-typing". She lacked professionalism, I mean WHY would you give a FAKE name when youre suppose to be of help? I dont know her name but her number, which is listed is 404.723.4636 so if you find yourself calling this number PLEASE HANG UP AND FIND ANOTHER CONTACT FOR THE MANHATTANS.

    I live at the manhattan

    I read this review and I do not agree with what this woman has to say. I live here at The Manhattan and I am very happy here. Security is a big issue for me as well. You can go look on area crime websites to find out about the crime in the area . There has not been any crime reported for this building so let the recoerd for itself. If they were to let everyone that calls know about the security of the building than it would be less secure here.I would recommend living here to anyone with interested in condo living.

    Convenient, safe, nice but in a sea of retail parking

    I've lived at The Manhattan for a few years, and the young woman writing about "security" was off-the-wall. Dunwoody is one of the safest neighborhoods in metro Atlanta, and hold-ups, guns are not generally an issue around here. This building is a condominium, with few condos allowed to be rented; renters permitted are carefully checked out - and most do not come from areas with guns. Building security guards are not needed, as the Dunwoody Police Department is very good and their headquarters only .75 mile from the building. There are select security cameras in the building, plus 24/7 concierge desk service behind a locked entrance foyer door. No one is allowed in without ID or coming in with a resident. Access to the parking garage is also by electronic key, with all residents instructed to not let anyone follow them in in their cars. Additionally, a key is needed to access the building from the garage, and the building and grounds walked by the on-duty concierge hourly. I have never heard of any criminal or security incidents in or around the building.<br/><br/>As to the building, the amenities are top-of-the-line: fitness center, rooftop gardens and terraces, tennis court, dog park, swimming pool, and community/party living room. The units themselves are quite nice, with oversize soaking tubs, hardwood flooring, granite counters, etc. The main issues is the quality of the units' designs: awkward floor plans, small bedrooms (although Atlanta has FAR WORSE condo plans), very small kitchens (if you like to cook, no apartment here has a "real" kitchen with adequate work and storage space). Dining spaces are strange: some quite large units have almost no space for a dining table and more than 2-4 chairs - some one bedrooms have HUGE dining rooms - with the interesting addition of a washer/dryer and hot water closet in the dining room. Clothes closets are often accessed only through the bath - not good if your spouse needs to get a bath/toilet and you need clothing. <br/><br/>Most people do not think about the "unseen" things: electrical and mechanical systems - at least until they are not working properly. The developer cut corners by putting in non-standard light fixtures, that while nice-looking, require almost impossible to find buibs - and I suspect the design of the electrical wiring is not that good. I use no high wattage appliances or electronic equipment, yet find circuit breakers tripping all the time. The heating and air-conditioning units are most interesting: every unit was originally equipped with the same size AC, no matter how big the unit. The standard AC unit seems to be 2-tons - totally inadequate for the larger units facing southwest, with total glass walls. Virtually every condo owner has had to add 4- or 5-ton AC units: the exterior perimeter of the building and the parking deck are littered with the larger AC compressors as owners try to fix this. The Home Owners Association filed suit against the designers, contractors, and developer for building leaks and defects. Don't know how that turned out, as renters weren't told. However, it may say something as rents and assessments went up.<br/><br/>Overall, a good, well-run property that could have been better designed and built.
