    Good Location, extremely poor and incompetent management

    Although this community is located in a great area as it is near of everything needed, the management of this community is if not mediocre, very incompetent!<br/><br/>The company in charge of managing this, is understaffed, and lacks of the customer service and expertise to manage this community.<br/><br/>The appliances are old and usually breaks very often, and the waiting time for maintenance to repair or replace them is crazy.<br/>In my unit I had to live for more than a month with a leak in the roof until they finally took care of the situation.<br/><br/>The security of this location is zero, anybody can enter by either tailgating or simply waiting for anybody to enters.<br/>Various robberies were observed while i lived there! it was amazing. and finally the schools are not good either.<br/><br/>The cost of renting here is crazy. I definitely recommend other nearby communities which may provide a best value deal.

    Great amenities and close to everything

    The Marquesa in Pembroke Pines is a great community to live. The apartments have larger square footage compared to other communities in this area. All units come equiped with their own washer and dryer, modern kitchen and large bathtub in the main bathroom. Most have a private patio or balcony, and all have either an assigned parking spot, carport or even a garage. There are many amenities, some of them not commonly found: resort style swimming pool with a spacious sundeck, fully equiped gym, elegant clubhouse, children's playground, BBQ area, and lush tropical landscaping. There is even a car wash on site and racquet ball courts,! The Marquesa's location is very convenient, close to shops and restaurants: across Pembroke Pines Mall (Target, Macy's, Dillard's, AMC movie theatres, Home Goods, and much more) and next to Pembroke Crossings (Trader Joe's, Barnes and Noble, BJ's Steakhouse). Close to I-75, Florida's Turnpike and I-95 for fast access to Miami and Fort Lauderdale. CB Smith Park is only 3 minutes away, with biking path, jogging/walking trail, golf driving range, batting cages, water park, tennis and pickleball courts, etc.
