    too many code violations

    i am currently renting a 1-BR apt in this condominium. i think some of these condos are way over-priced. <br/><br/>the building has way too many city code violations -- it has been without a functional fire alarm or sprinkler system for the past couple of years and there is no end in sight. additionally, the elevator has been out of order for more than two years. as far as i know, there is no plan to fix any of these facilities anytime in the near future. furthermore, the association is barely able to pay for essentials such as trash removal, water and electricity. there have been numerous times over the past couple of years that trash has not been removed for up to a month due to the association not being able to pay bills. <br/><br/>there are rumors that the building is unsafe to inhabit and that it may be condemned over the next few months or so by the city of miami. may be the sellers are aware of this and they are trying to get out before the drama begins. what it really comes down to is that some of these condos on sale here sold for as little as $5K to $20K only two years ago! the same buyers are now trying to turn a quick profit by taking advantage of the illusion that the real estate market has turned around after a crash in 2008. i would be very wary of these ridiculously high sale prices. none of these condos is worth more than $20K to $30K. it seems a big gamble to me. <br/><br/><br/>just wanted to share some thoughts.

    I'm currently living in the building as we speak but I'm moving out, with my experience for the past 5 months or so, It has been the worst ever. Everything started out fine in the beginning with the exception of the fact that the elevators everyday had. An issue , I was stuck in the elevator as well one day, they had tocome and manually open the elevator so I can get out. I'm not one to complain or right reports about anything but the management has issues as well. When do you go to an apartment where your room mated need to be interviewed before they move in. Really?? I had 2 different room mates living with me that were Latin and It was never a problem until I decided to get a room mate that is dark colored so the investor made a show because in his mind, my room mate is black when in reality my room mate is Dominican, they judge you by appearance, and when should It al!matter about race, ummm that's racial discrimination. As well as the fact that they have a lot of random days where they wo.t let you know in advance that they need to get into your apartment to remodel It, they just call youbright before they go in. As far as the building. The price and the location, I love It, but when It comes to dealing with management on a day to day basis, its horrible, they make rules with out informaing the tenants or writing It in lapsed, they wait until you do something that's not allowed and at the same time you are unaware of It and than make a big issues about it. I rather live in a bad neighborhood than to deal with the nonsense from mamangement and to top It off, the biggest issues are coming from the investor, It has nothing to do with the association but the association as well that lives in the building doesn't stand up against the investor knowing that the investor is wrong. Also the other day when they came into my apartment with out me knowing about it, they moved my tank that has a bearded dragon in It and they broke the light bulb to the tank. And to make things worded 2 days ago on the same day that they broke my light to the tank, they cut the wires to my apartment which ended up cutting off my home phone, internet and cable and didndt even inform me so poor me had to find out 2 days later after I complained to Comcast for 2 days thinking It was Comcast when in reality It was the employees in the building that cut off my wire so let's see what happens today when Comcast shows up, I'm definitely looking forward to It, It has been an experience that I never expected. So bottom line is that the apartment and the price might be awesome but the investor that lives there doesn't care about nobody and nobody else in the building is going to back you up because they're all scared of the investor so nobody speaks up.

    Terrible Place

    I am not a resident in the Tropical Point but I live nearby. I know the building as good as any resident. Absolutely nothing works here. The elevator has been out of work for more than a year and, even if it was working, it is so small and without AC, that it is better to walk up the stairs. Washers and dryers rarely work. Many occupants are elderly and ex-drug addicts. The roof is in dire need of repair and several condos on the top floor undergo flooding whenever there is heavy rain. The Condo Association is broke and most residents are clueless as to who runs the show or what might happen in the event of a serious/emergency repair to water pipes or other essential utilities. My guess is that this building has been abandoned and it will most likely be condemned by the city over the next year or so. All residents will most likely be asked to leave and a developer might move in to demolish the building altogether. No one should dare move in here, or worse, pay even a dollar for any of those condo units being put up for sale. It might be better to spend $30K on a lottery. You will have much better odds of coming out a winner.

    Nice, friendly apartment!

    I recently moved into the building. Great location for anybody who works in the Medical Campus! I love the hassle-free, stress-free short walk to work every morning. Faculty and students also reside in the building. The place is safe because across the street there is a parking lot for medical campus employees guarded by security officers. The Association (the president is a faculty) very recently hired a new Management company so big improvements are on the way. Right now the elevators don't work and the run-down staircases, hallway, doors and laundry room need cleaning/painting etc (the washers still work).<br/>The apartment itself is nice, I like the tile floors throughout! Big closet space too.

    The main reason for buying here is the closeness to the U. of Miami Med Center/Jackson Hospital. I can be on the Med Center Property by walking in 4-5 minutes.<br/><br/>As far as other ammenities, 17th Ave is a ten minute walk, or you could bike. This street has a lot of shops on it, like a bakery, a real hardware store, some produce/flower vendors, et c. It does not have a Wal mart, CVS, or Golden Arches. So, you'd have to drive to find those. Same goes for churches and schools, and bars.<br/>THe neighborhood is over the MIami airport take off path, so there are a lot of jets going overhead, but only at certain times. It doesnt' wake me up at night, but might if you are a light sleeper. <br/>The area is pretty quiet otherwise. THe apartment is not on a main throughway. We do get parties on weekends across from us, and some of the residents here can be noisy, but really there are not too many people here right now. I rarely hear sirens, which is good.<br/><br/>If you go on Google earth, you can look around and see that there is not much graffitti, or boarded up buildings. You can also do a virtual walk to the Med CXenter or to the 17th ave shopping district, and see that the surroundings are pertty safe. We do not have homeless people, or thugs on the corners, or hookers. Its too residential to attract such people.<br/><br/>This area seems to be of interest to developers, as there are two roughly 15 story apartments that have gone up very recently. THe one directly next door is still being finished, . Jenny Tower is the other one, and it has a lot of Med center people in it. Another one is rapidly going up a block over.<br/>We have Affinity Mgmt managing the property, and a receiver company renovating and renting out several apartments. The elevator does not work, and the whole place could use a paint job, and some more landscaping. We owners and these companies are in constant communication, as we all see the value in gettng this apartment building back to full occupancy.<br/>I have put a lot of my own time and some money into upkeep of the shrubs, done some painting, and other outdoor things.<br/>We do have two apartments with people that may be squatters, and frankly, they are not welcome. THey seem mostly quiet, but still, they are leeches. THere are some families here, with kids. Only one dog, that I ever hear.<br/>We have a new fire alarm and sprinkler system. THe parking gates work. All hallways are open at both ends to allow air to flow through the halls. THis does allow rain and leaves in, but it never smells like a hotel in the hallways!<br/><br/>I save so much travel time, gas, and commute stress by living here, vs. the popular Brickell area, or north suburbs. I also can get on the metro rail at the Med Center, and from there take the Tri Rail to Ft Lauderdale airport for like $10 or less. No parking, no taxi. <br/>I give up convenience of proximity to some stores, restaurants I like, and the building needs some work but I'm glad I'm here. It makes a lot of financial sense to rent here (or buy right now) vs. paying 1400 a month for the Brickell area apartments and name.
