    Great Building and concierge, terrible management, communist operations

    The waterplace has great, albeit expensive apartments and condos; although the location is perfect (1 block to the train station and 3 blocks to downtown Providence), you do pay for it. Then you realize after living there a while that there are rules and issues with the place that don't befit a premium class place. For example, the parking: they clean the garage every month. Sounds like a good idea, until you find out you have to move your car every month, whether you are in town or not. Since you're probably a working professional, there are times where you are just not going to be in town to do that. Waterplace doesn't care, they will either tow you at your expense (even thought you paid for the spot) or tell you you need to park it somewhere else while you are gone. Tell me how that is supposed to engender gratitude<br/><br/>Next, the alarms and devices in the buildings are crap. The CO detector battery died within 3 months of move-in and kept chirping; I could even hear the dead ones down the hall from the empty apartments. The dishwasher wasn't even turned on when we moved in, and the Bosch fridge rattles all the time.<br/><br/>On the plus, some of the nicest concierges are there, even though they appear to be abused by management. They are better people than I.

    For such a high end place, get your operations together

    The rental agreement is like a book, you have to go through about a hundred pages. I guess that means if you find our they are screwing you over they are legally covered. Make sure you read everything -- the changeovers on billing, especially of utilities, are really confusing, as your mailbox will still have bills from the intercontinental, and they will blame you if you didn't help give them their mail, even though it's in your box. <br/><br/>When you have groceries, the concierges are really nice; they will let you park your car in the circle temporarily so you can unload. But what you find out is they get yelled at by management for doing that -- yes, it is a fire lane, but you are not parking there for any more than a few minutes. It's called common courtesy, and the management is really anal.<br/><br/>People are fine, and I moved here for the location. But agree with the other reviewer, not worth it in the long run.

    Nice Building/Awful Management

    The apartments are beautiful - lots of glass, real wood, marble, granite and high end appliances. The rent is high for Providence, but they are the best buildings in town. Two towers - 100 Exchange St and 200 Exchange St. The 100 building has a gym (small - fine for cardio, but just a universal weights). The 200 building has a beautiful outdoor rooftop which is a great gathering place in the nice weather. <br/><br/>If you want quiet, don't move here. The 200 building is blasted with music and yelling from the Waterplace Lounge on Friday and Saturday nights until 2 am. The 100 building is full of traffic noise. Fire alarms and CO2 detectors go off for no reason. The higher your floor, the less noise. But units are priced based on location, so your rent is higher too. <br/>This place has been a major construction zone in 2010. First the rooftop had to be completely redone - couldn't use it. Then the entire front drive had to be pulled up and redone. Don't know if it's still going on, but if you like hearing jackhammers, back-hoes and heavy equipment, this is the place for you. What's gonna break next?<br/><br/>The residents are wonderful and make this a warm and welcoming community. Concierges are terrific - they work for a private contractor hired by Intercontinental (owner). You are treated as if you are in a NYC apartment. But the actual management - Intercontinental - is a burocratic nitemare 4 sure. On-site property manager is unapproachable drill sargeant. Lock yourself out? That's $100.00 to get let in. The place has so many "rules" you feel like you are in a college dormitory. <br/><br/>Fortunately, the residents are nice and make this a warm community to live in. <br/>

    Under Wraps

    A rare real estate recovery - from foreclosure to over 90% sold in two years despite the recession/depression. Location is excellent and Providence is a very undervalued city. Brown and Amtrack are 2 blocks away from our lobby. No complaints.

    Wonderful place to live!

    Bought here 6 years ago.. Always spotless and new.. Staff is very responsive ! Incredibly efficient! Managment is on top of everything.! 3 minute walk to the mall. Train station one block away. Surrounded by excellent restaurants! Jackie’s on first floor. Cheesecake Factory and mall food court across the street. Capprecio’s and Hemingway’s 5 minute walk. Federal hill 15 min walk or 5 minute drive.. All kinds of great services. Management, desk, and maintenance staff are excellent. I love it here! Monte 716

    Great value

    The Dartmouth Group manages Waterplace condominiums for the resident owners. Location, construction, and ambiance are impressive. Current renovations include lobbies in both buildings and the Community room on the 14th floor with a beautiful roof garden adjacent. Utilities except for electricity are included in the HOA. Garage parking is integral to both 100 and 200 Waterplace. Providence is good for walking , dining, theatre, music and education.

    There is a lengthy terrible review, which is totally inaccurate. My experience here has been excellent in every way, especially the management. Very high quality and they bend over backwards to assist when asked.

    Awful

    -Management is incompetent and rude. <br/>-The place is a ghost town.<br/>-Concierge is less than helpful and too intrusive on your daily life.<br/>-When you purchase a condo expect your new neighbor to have paid less than you as they continually decrease the prices of the units just to fill them.<br/>-The amount of rules you need to live by is debilitating for example expect a written notice hand delivered to you if you exceed the speed limit in the garage by 2 mph (literally).<br/>-There is about two inches between your door and the floor so expect any hallway noise to fill your condo.<br/>-When there is a Water Fire do not drive anywhere because Providence Police shut down roads near the condo requiring you to drive about thirty minutes through downtown Providence in Water Fire traffic to get to your residence.<br/>-The finishing carpentry and appliances are dreadful.<br/>-Roughly 85% of the condos have a view of the other tower and of Blue Cross RI, so when you get home from a day at the office expect to stare into a vacant office all night. <br/>-The condo fees are outrageous especially for the lack of upkeep (no pool, no large common areas, no landscaping. <br/>-In conclusion the place probably and rightfully so should fall into foreclosure as they tried to auction these units off after they stopped leasing them and had to halt the auction because the prices were so low and they were giving them away for less than cost. Currently, only sixty of the units are sold at less than half of what they were initially asking for. Don�t be the next resident fooled into buying one. I could go on with the complaints, but just listing these bad memories is making me nauseous. <br/>

    Have the developed heard of sound proof windows

    Amenities: there is no pool for such a high end place<br/>Location is great closed to shops, restaurants, public transportation, schools ! !<br/>Price to expensive for the quality of the condo and no pool beside the fact that you can hear your up stair neighbor walking<br/>in addition windows are not sound proof Therefore you can hear all the outside noise and the level of noise is<br/>beyond imagination. <br/>Management very rude have no manners concierge too intrusive agree with previous reviews. They ask too many questions.<br/>Community there is no pool <br/>In summary too noisy, staff not nice. no pool, you feel like you are in a fish bowl
