Valencia Lofts Condo

Not a happy resident

I lived there for 6 years and regretted buying the condo in Valencia Lofts. There are a couple of positives but many negatives. <br/>POSITIVES<br/>1. Nice downtown location. <br/>2. The industrial loft style appeals to me.<br/>NEGATIVES<br/>1. My largest complaint is the management company. The condo manager does not do his job and is a pain to deal with. As a result, the building has been deteriorating in many ways (bad window mechanisms in most units, peeling exterior paint, weak roof structure, etc.). Also, the manager is rude and does not return calls/emails.<br/>2. Leasing is prohibited by the condo rules. Condo owners often have to sell low when the real estate market is slow due to the high holding cost. <br/>3. Only 30 feet from railroad. Passing freight trains (3-4 times a day) are extremely loud and shake the whole building. They will definitely wake you up at night.<br/>4. Too much noise from Capital Brewery nearby. Music is played in their beer garden on weekends from 3 to 10 pm. <br/>5. Bare brick walls mean poor insulation. Monthly utility bills run as high as $400 for a 2 bedroom unit.<br/>
