    Close to beach terrible building

    As a caveat, I should note that I reside in Birch Tower and not the smaller Birch House, which I am unable to speak for. That being said AVOID THIS BUILDING AT ALL COSTS, read for the good and bad below. <br/><br/>At the outset, the location to the beach is terrific. You are located one block from the beach, directly behind the Atlantic Hotel. The area is fairly quite, though I live on an upper level floor. The neighborhood is primarily full of cheaper very old motel/hotels which are not very appearing to the eye, coupled with abandoned buildings, including a large pink one that appears to attract homeless, the abandoned Howard Johnson, and the abandoned Trump building. For good measure they also placed the Covenant House there too, a street outreach and crisis center for youth. The rest of the area is primarily a gay/lesbian area, which by and far are the nicest looking buildings in the area. This is all with in a couple beach blocks. Unfortunately, the location to the beach and potential view (ocean and inter-coastal) is about the only really positive thing about the area.<br/><br/>The building itself was built in 1960 and is clearly dated. This was not a serious issue for me, the entry is small, dated and does not have a door man. There is a guard house on the same level but it is not connected and quite frankly the security personnel are more of a nuisance than an assistance.<br/><br/>Air Conditioning - The building does have a central air, but be warned. This seems to be a huge plus, the air is included in the rent and is of no charge to the non-owner tenants. However, since moving in seven months ago, the system has been down about as much as it has been up. To be fair they just installed a new "chiller" which was suppose to fix the problem. Though, since that time the water pump for the building has gone out (no water pressure and no air conditioning) and the power consistently goes out for periods of time (no air and limited lighting). <br/><br/>Even when it does work it is not very impressive. The place never gets below 76ish and that is with all the blinds closed (not good for the great view) please note we do have the non-updated windows in our condo. Also the air is controlled by a large dial on the wall that can be turned for colder or warm, but no real settings. The air runs all of the time and the noise is VERY noticeable and distracting. By no means is it a quite system, it resembles white noise in the back ground at all times. Though it does stop regularly when the system is broken, which is not exactly relieving. Overall, if you like a cold quite condo, keep looking. Note- the air, water and electrical problems are a building issue and unrelated to the owners this effects everyone in the building, it's miserable. <br/><br/>Heat - None. Not a big deal it's south Florida, used a space heater a couple times in the winter. <br/><br/>Cable -FREE one of the great things about the building. Its included and fairly good. Allegedly digital cable is on the way in the next few months which means you'll need a box. (internet is separate)<br/><br/>Hot Water/Water- Included this is also great and the water is very hot and never runs out (a central unit) though they are "fixing" the water pump/system and so far that means lots of problems.<br/><br/>The interior of each condo is different as they are privately owned. In our case the owner did an excellent job remodeled it and it is certainly a plus. Though, the windows in our condo remain the old, non-updated ones, as this is an owner's decision to update. The windows are very difficult to open and close, do not seal at all, are extremely hot (no anti-reflective material or tint) and overall terrible looking. If you have the choice make sure your condo has updated windows. This may help significantly with the lack luster air conditioning. <br/><br/>Master bedroom (2 bedroom) is very strange nice sized by the attached bathroom is split by a wall with two doors one with a shower only and one with the toilet and a sink. It's a horrible design as is very strange. Bedroom has lots of windows which equates to a great view and Very warm evenings.<br/><br/>AMENITIES - A pool that's about it, really. The pool is Ok, smaller not all that warm, not sure if heated, certainly did not appear to be this winter, but clean. The gym really does not exist. It is terrible, has a few machines that appear to have come out of a 1970 high school, literally; and is in the basement of the other building with no ventilation and a few tiny windows at top of the wall. The place is beyond creepy and is just plain terrible. <br/><br/>There is outdoor and indoor bike storage and you can store your kayak outside in a locked exposed area if you are so inclined. There is allegedly a game room though it is really just an outdated terrible room with a ping pong table and a couple plastic chairs. <br/><br/>As mentioned above there are no real door man, the security does not buzz you in or really assist in any way. Half of them are asleep on the job regularly and park other people in my spot regularly. They will not even permit you to leave a package for UPS at the office to be mailed out, though there is daily deliveries there. <br/><br/>ROOF TOP TERRACE - there is one, its kinda nice, kinda crummy. There are no plants or nice things up there and looks old and questionable. Surrounded by glass it can be very warm. It should be nice for the 4th of July and is ok for boat parade, but otherwise not all that great. Be that as it may, the view is killer, sitting up there with a glass of wine on cool nights is very very nice, but the security guards kick you out at 10 pm, which seems just ridiculous. This is the only thing the security guards seem to be good at by the way.<br/><br/>PARKING - TERRIBLE. Each condo gets ONE parking spot, this includes the two-bedroom apartments, unless you are lucky enough to have an owner that was able to bid on the few extra spots that exist. These are attached to the condo and are NOT guaranteed to two bedroom condos, so check before you rent. Be warned there are NO regular overnight parking near the building if you do not have an assigned spot. There are about three (3) guest spots for all three buildings. Therefore they try to park people in residents spots that are out of town. Some of the security guards are great about this others are absolutely terrible and seem to park people where they feel including, your numbers daily spot. To put it nice parking is a hassle. <br/><br/>Overall - KEEP LOOKING, There are much nicer and newer buildings on the beach for less money, you just have to take the time to look. I would NOT recommend this building, though it has the beach, it lacks about everything else. Living any where in South Florida that routinely does not have air conditioning is terrible enough, but the building has many many more flaws. To be avoided.

    DO NOT MOVE HERE

    Terrible Terrible Terrible. <br/><br/>The air conditioning never works right (if at all) it was 90 in my condo this week, the water is out this week and we lose power multiple times a week.<br/><br/>The security guards are useless and parking is terrible.<br/><br/>It's close to the beach, but everything else is miserable, including the worst neighborhood on the beach.<br/><br/>RUN...do not move in here...just talk to some of the residences there about the problems, I wished I had.

    Laid Back Art Deco Funky Beach Building

    I have lived here for 5 years and I love it. Every morning I wake up and have a beautiful view of the ocean. I have timed it. It takes 90 seconds to walk to the beach and have your toes in the sand. I also like the fact that I am in the quieter part of the beach away from all the noise of the strip and beach place. If you are looking for the latest, slickest, modern, building from Donald Trump this ain't it. The apartments are spacious,open and the two bedrooms have a split bedroom plan which makes it ideal for guests or even for 2 couples to have privacy.This is one of the oldest buildings on the beach, it is rock solid and art deco style. There is 24 hour security but they do not have doormen who wait and take everybody's id when they visit. Thank god. I get enough of that with the TSA at the airport. I do not need that where I live. Everybody is friendly and I have found the staff very helpful when I have needed them. The pool is pretty big and they have a rec room with a ping pong table and some weights as well as a nice bbq area.<br/><br/>The air conditioning is included and is a central system. It works perfectly about 95% of the time. If it is super hot outside, I am not talking 90 degrees I mean 95 and above it could be a little cooler. The few days it gets chilly we use some space heaters. But considering that you have no air conditioning bill (it is included) for the whole year and that it works fine 95 percent of the time it is a great deal.<br/><br/>You have an assigned parking spot and then for guests there is a guest parking place. In 5 years there has always been a space for my guests. Never a problem.<br/><br/>You can't beat the location, right behind the Atlantic hotel, and you would have a hard time getting this much space for the money.If you are looking for a building with more character, that is relaxed,spacious and friendly this should fit the bill quite nicely and for a good value for your money as well.

    Old dated building

    Birch Tower is an OLD building located on the north end Fort Lauderdale Beach between Sunrise and Las Olas one block off A1A and the beach. The building was built sometime in the late 50's/early 60's and it is definitely showing. The tower (18 story highrise) is teal in color and badly needs a paint job. The building recently put a "gym" in, it consists of 1 treadmill, 1 elliptical and 1 home gym machine in a tiny room that is part of the largest building Birch Tower. There is a "recreational room" which is in a separate building next to the pool. This room has not been updated since the building was built and contains one ping-pong table, cheap plastic chairs, and some old CRT TV's, this space would have been great for the new gym, but for some reason they did not do this. The pool is nice and always clean, with a grill station near it containing two older propane grills that are always very dirty and definitely need to be replaced. The neighborhood is fairly quite, though on Sunday's a hotel two blocks away blasts terrible techno music all day long. While the neighborhood is quite it is very run down. As noted in the other reviews, there are a multiple abandoned buildings in the area, which attract homeless people. Some of the building are being bought by companies and remodeled, but it is a long way from become a nice neighborhood. Nevertheless, the building is only one block from the beach and water, which is honestly the only reason anyone would be willing to buy in this building. The building's air-conditioning is terrible. In the summer the apartments are extremely warm and never really cool down, I have one of the condos with new windows installed, the apartments with old windows are much warmer than even mine. The air-conditioning also brakes all of the time and completely fails to work. Sometimes they fix it in a couple hours and sometimes its out for the entire day or multiple days. In fact for the last four weeks every Saturday morning the air-conditioning has been out making it impossible to enjoy the weekend. The air-conditioning issues are not new and have been going on for at least three years. The management cannot seem to get it fixed. In my condo I have significant problems with the internet, after the installer came to my apartment he advised the issue is in the old wires in the building (not the apartment). I do not know if this is an issue for everyone in the building, but it definitely is in my condo. The beach is great, but everything else about the place is junk. There are newer buildings with much nicer amenities and air-conditioning that actually works just north of sunrise look there! I would never recommend anyone buying in this building!
