    Great location in SoFi area (south of fifth); units are spacious with floor to ceiling windows; modern, sleek kitchen with state of the art fixtures, finishes and appliances; expansive balconies with great city and water views; building features stunning lobby; heated lap and heated infinity pools; coffee/tea bar in lobby; tennis courts; full-service spa; on-site concierge and valet parking

    High Demand for Icon South Beach

    This building is tops in terms of location, amenities and overall value. Close to public and private schools and walking distance to shops and restaurants - the location cannot be beat. Onsite amenities include a great pool, gym and two lighted tennis courts. In terms of value, this building is priced below other nearby buildings on a price per square foot basis and has a limited number of units available for sale - supporting overall values.

    AWEFUL management - LOUSY service

    Overall lousy value for a supposed 5 star building. Featuring poorly designed kitchens (tho pretty), terrible maintenance, ridiculous parking arrangements and forced valet which is slow and creates more work than convenience. The Nazi like building management is both unaccommodating, unreasonable, and is utterly lacking in facilities management know-how much less customer service. As an owner or resident, you are inconvenienced, disrespected, or ignored in every aspect of building living. There is no service elevator so contractors, cleaning people, and animal owners share the elevator to make rides and waits unreasonably long and crowded. The amenities are nice but obscenely expensive and of no real value given that there are better options for both spa, massage, gym, etc less than a block away - which means they will all likely go "bankrupt" within a few years as those that cost money are massively underutilized. The overall design of the building is nice in the sense that it is new and clean, but with kiddie themes ranging from Easter Island, to haunted house, to Alice in Wonderland (LITERALLY), it is kitch and silly, with a "trendy life expectancy" of no more than 3-5 years; again making it of questionable investment value. Most of the concierge staff is nice and helpful, but that's about the only bright spot of my year long experience here. I don't recommend it given that there are many other options in the Brickell area, all within the same or lower price range.
