    Not always the owner's fault.

    we own a 1 br/1ba unit and have been renting it out when we go back home in the spring/summer. The only problems we've had have been the reverse of the reviews in here. We have a cleaning service come in when we leave so any tenant arrives to a spotless condo. They have to have that cleaning service do the same when they leave. We've always had our realtor respond immediately to any problem. As far as the problems, when we return in the fall we always find things damaged and/or missing. One year it was damaged to the front door and we had to have the lock changed, one year the bottom sheet to the bed set was missing, one year the top to the kitchen trash can, this year our expensive laundry basket was missing, as was a towel or two. They evidently ruined our practically new bath rugs and had to replace them. They were only four years old, if that. We've had to call an appliance repairman to fix the fridge door which was out of alignment and wouldn't close. So all of you who complain about the "landlords", the story goes both ways. I'm thinking of holding back some of the security until we arrive in the fall and only return it when I check that everything is in order. It's very frustrating to leave a spotless gorgeously decorated condo only to come back in the fall to problems not of our making.

    Great property. Rent it from Management, not owners

    Here is an advice for new renters to Ahwatukee. RUN AWAY FROM PRIVATE OWNERS OF PORTOFINO CONDOMINIUMS AS SOON AS POSSIBLE and rent it from Portofino Management. Management is so effective in taking care of any issues that may arise. Also surprisingly their rates are less than private owners offer. I have learned from my mistakes and I paid for my mistakes financially, mentally and physically (cleaning apartment after moving out and yet get full fines for missing few spots unintentionally).<br/><br/>My friend and I have been burnt financially by private owners who own condos on this property. People and their representative will appear very nice to you when they are showing the property. At the time of checkout, you will be horrified the stuff they look at. While moving in, they won't even show the stuff they look for while check out. This may be a very common thing. But watch anyways. I even professionally cleaned the carpet. Still they found some dust in one small area. So, it was like I took my money literally and threw it in trash.<br/><br/>Next for any maintenance, you have to follow up emails. (I placed a request for almost 6 months and didn't even get it fixed). We had bugs coming from the entrance door. I had a newborn in the house. Still the owners didn't take of the problems. They made a big deal out of any maintenance request. Really rude behavior.<br/><br/>If you still want to rent it from private owners, here is an advice. READ every line on the lease three times. Have them make changes according to your preference. Ask someone who is expertise in this area. If your friend is a property owner, buy him/her lunch and ask their help in filling out moving in sheet. They will tell you for sure what to look for and mark it down. If you see even a tiniest dust particle on window screen or border, don't be afraid to mark it dirty. Same for carpet. Check all doors. Even it's little tight/loose. Mark it down. Check sinks, floors, refrigerator, microwave, cooking range, bath tubs. If there is tiniest amount of deposit, mark it down as salts deposits around sink/tap. Check vents. If you see any other color than the vent color, mark it vents not clean. Open the vent. Mark it dirty if you see even tiny dust particle. You may be thinking I am exaggerating, you will know when you move out. You will definitely remember these lines.<br/><br/>I have heard over and over that even after you do all this, you will still end up paying some fine for missing out stuff. So why take risk? Rent it from Portofino Management and you won't regret your decision.

    Not True

    I currently own a condo in Portofino that I rent out and everything you have said is completely false. It is dependent upon the person you are renting from. It is 100% situational. I have now had 2 tenants in and out of the condo and they were great if they needed anything I was there within 24hours and they have had no complaints with me. So don't stereotype the complex with your bad situation.<br/><br/>Thank you

To an extent, my review may be viewed as 100% situational.<br/><br/>I have written what people should look for if they want to rent the apartment from private owners.<br/><br/>After my friend's and mine horrible experiences (separate owners), I want people to be very careful what they are going into.<br/><br/><br/>

    I haven't experienced renting from private owners. But I agree what X Y is saying about Portofino Management. The other day I had issues with AC unit. (There was leakage). They fixed it within two days.

    Got ripped off by Owner

    I rented APT 1121 in Portofino Condominiums. I rented it from a private owner and I regret that decision. It took forever to fix simple things. Major things never got fixed. After checkout we were charged with items not listed on CHECKOUT sheet. I believe those charges were there so that our security deposit can't be returned. <br/><br/>Meanwhile for people who want to rent from private owner, I won't recommend to rent APT 1121 to anyone.
