Waterworks is Wonderful !
We bought a condo at Waterworks in March 2012, I am more than happy with our unit. We enjoy the fabulous new pool, we can walk to Albertsons for groceries and it's close to all amenities. We have met several nice people from all walks of life in this complex.<br/><br/>I saw a cockroach one night by the pool in June, but that was my only experience with a bug since we"ve owned there. I have never seen one in my umit, and all my neighbours have been quiet and friendly thus far.<br/><br/>I anticipate the complex will invest in the exterior of the building (re-stucco) after they save up from the pool renovation. Perhaps at that time they will re-do the wood rails on the lower decks and patios. I understand that the pool was a huge investment and the Association will keep up with the exterior as money permits. <br/><br/>I am sure this complex knows that continuous maintenance of a property will bring in more buyers and investors. You have to make the properties more valuable, and keep the vacancy rate low. The more owners equals more money in HOA intake, which equals more money for proper maintenance and exterior ungrades.<br/><br/>I LOVE Waterworks. We are very proud to own a unit in this complex.<br/><br/><br/><br/><br/><br/>

VERY Happy
My husband and I purchased a condo here four years ago, and our experience has been very positive. The location couldn't be better--right next to the 60, very near the 101, with lots of shopping and dining options very close by. It's also very near Mesa Community College and Arizona State University. We have three small children, and we have never worried about safety. A few other reviewers mentioned roaches. The whole time we've lived here, we've only seen two or three. Since we moved in the pool has been completely renovated, and I know that the Board is constantly making improvements. Board meetings are held monthly, and residents are welcome to attend and make suggestions / express concerns. Also, the price can't be beat. I wouldn't hesitate to buy here again. Buying a condo in Water Works was literallly one of the best decisions my husband and I have ever made.

pros: pool is easy to get yourself during the week days walking/biking distance to lots of different food quiet cons: instead of small dog poop receptacles with the auto-close lid like most places, this complex has 3 big OPEN steel trash cans along high-traffic walkways. it's gross how they let it pile up in these full size bins and leave the lids open. very stinky. anal retentive HOA. I get notices from them to clean up my minimal amount of leaves in the planter, where my bushes are. worth noting they ignored my request about my upstairs neighbor flicking cigarettes into my patio. both me and my landlord roll our eyes at these notices now. not only are they anal retentive, but they screwed up several notices too, claiming its the "second notice" and it's just the first. one time they sent me a notice to trim my hedges because they were allegedly over 6ft tall (they weren't) so i trimmed them, only to find out that notice was meant for my neighbor. these people are dumb! if you want any plumbing done, the entire building's water needs to be shut off which happens more often than you would think frequent car break-ins, lots of shady people walking around at night. homeless people sleep behind the dumpsters. difficult to find an AC repairman because they are on top of the 3rd story you will not reach a person initially if you call the number, you go through an automatic voice message first.

Water Works Condos
I bought my condominium at the Water Works in 2002. The place was is good condition, had amenities, and was reasonably price with fees that were managable. The board of directers decided to change management companies in 2004 and not one thing has been done to the property since. Firstly, there are absolutely no amenities, which includes no pool. There was a leak in the pool and repairs were supposedly begun. Well, the plaster has been chipped away and it is nothing but an eye sore. This can possibly be overlooked but there are so many other things wrong with the property. It needs painting, building four in sinking, if you live on the first floor chances are you will have leaking pipes, and this is just the beginning. Try calling Vision Community Management for repairs that are their responsibility. You never get a call back or they tell you the problem is being addressed. I have paid my dues religiously, have remodeled my condo, and now I am in short sale living in a rental. I've gone to board meetings, they are nothing but a circus. i even tried to organize the community. well, the people that live there don give a damn either. When buying, please check out the board of directors and the management company and make sure they are competent, mine wasn't.

I rented a condo at Water Works this past year and it was the worst. The condo is so old that the stairs and the whole floor squeeked everytime we walked. The first month into the lease we seen a roach, which we get treated right away. We have never had roach problems before moving in. As the months went on the neighbors kids kept us up all night banging on doors, the neighbor flooded her home twice that year turning off our water for a whole day, and creating all the roaches to invest our kitchen it was disgusting. Do not move in here! The pest control we hired said he has treated Water Works for german roach infestations since as long as he could remember, the property is old and all the units/piping are combined that there is no escaping these roaches! Do not move in!!
