INVESTOR BEWARE
It looks like Ben Carter said it best. This place is nice but its not for the faint of heart or those who dislike drama. Some of the owners there are horrible people. They cut your plants down, throw trash in flower pots, flatten tires, and try to pick a fight every chance they get. They do not make needed repairs, and the HOA Board is the same board for many years. The HOA president Marie Lancaster is a modern age dictator, a liar, and a animal hoarder. Oh the smell walking past her place will knock you down. She as recently charged criminal charges for her animal problem. In fact she shouldnt be on the Board because their rules state that anyone convicted of a crime cannot serve as a member. OWNERS READ YOUr rules and call a special meeting. Get her out. This lady and the Board with their lies and behavior has cost the few good owners a great deal of money and waste. We sold and left the place and bought a much nicer home. BEWARE of Austin Properties as well. Worst management company in Texas. I Would think twice and then again before renting or buying at this property. When we left we heard some of the owners was trying to change the place. I wish them luck. Oh and beware of Ernest Cantu B-4. He likes looking in windows and following people with his dog. He cant speak good English but he likes talking with his hands. His girl friend Elaine Petry lives next door to him.

Beautiful Property BUT BEWARE
The property is very nice and well kept for the most part. Some areas of the property are nicer it just depends on how close you are with the HOA President Marie Lancaster. Beware of this board. Realize that this property is not a young community. The current Board of directors have been in place for several years with NO recent elections. Monthly meetings are not posted and can be held anywhere without prior notice to members. The HOA President is like the community Police officer. She is in everyone's business. If she don't like you then you will have problems. The management company is Austin Properties and they are horrible. Be prepared to pay monthly dues but DO NOT EXPECT to have any repairs done. Under different management and a new board this property would be one of the best in the area. It is idea for young executives or a new starter home, hell even a vacation home to come to given the location of Galveston to area. Right now a group of owners are in the process of trying to get a new board elected and to change management companies. We all have high hopes of change in the future with real leadership.
