Terrible On Site Manager With Ego Complex And Blatant Violations of Building Codes
It is apparent to any non-biased third party that the resident manager of Kaiulani of Princeville (KOP) is arbitrarily making up rules and breaking protocol by levying fines and revoking pool priviledges for excessive amounts of time without warnings, written notices, verbal notices or anything else. Particularly if the receiver of the fine is young and is a renter. <br/><br/>The house rules clearly state that the resident manager is governed by the same rules that the residents are yet it is clear that the resident manager plays by his own set of rules. The resident manager has frequently had his pet dog in the pool area despite it clearly indicating in the house rules and it being clearly posted on site at the pool area that pets are not permitted in the pool area. <br/><br/>The resident manager (Tom) has frequently hosted parties at the pool area with more than 8 people (probably without paying the $200 common area rental fee that he so cheerfully quoted to me). His guests at the pool area have broken parking violations and brought alcohol and glass that has been broken in the hot tub. Our neighbor and fellow KOP tenant that stepped on the broken glass can attest to this and has documented it. Tom�s friends and marijuana supplying/smoking partners (also residents of KOP) are clearly playing by their own set of rules and Tom�s favoritism will no longer be tolerated. What a scary thought that the KOP HOA is leaving their prized property in the hands of such a person. <br/><br/>Warning to prospective Renters: After thoroughly reviewing all the information, my attorney has stated that the only conclusion to be drawn from these series of events is that the resident manager is clearly discriminating against renters and particularly young renters. <br/><br/>Warning to prospective buyers: This property is also in violation of a federal law as there is zero ventilation and no sprinkler system in the garages. If this information leaks out the property will be shut down immediately. To compound matters, Tom is always on the prowl and levying fines for even leaving the garage doors cracked by a half inch in order to facilitate ventilation. <br/><br/>Finally, its only a matter of time before a tenant files a lawsuit for slipping on the tile by the pool area which is excessively slippery and comes nowhere close to meeting ADA slip resistance requirements (also a blatant building code violation and federal law). <br/><br/>Multiple tenants are getting involved in filing suit agains the HOA so future homeowners beware. <br/><br/>I have lived in many communities in perfect harmony and have never experienced a property manager who is so uniformly hated by every single resident. KOP is a beautiful property but is 100% tainted by one bad apple on site manager and many tenants are now referring to KOP as Auschwitz (a nazi germany concentration camp) because of the atmosphere that Tom and his Hitler complex create here. <br/><br/>There is a golden rule way of enforcing rules and then there is Tom�s bully method of enforcing rules. Why not enforce the rules in a golden rule method? Why make all of the residents pay the price that Tom is a bully with a Hitler complex? How many more lawsuits or threats of lawsuits is the KOP HOA willing to endure because of Tom�s actions? What a shame that such a beautiful community is tainted because of one guy�s ego. <br/><br/>I suggest the HOA make a change with their resident manager before it�s too late. <br/><br/>
