Lauderdale Tower is a beautiful place that has plenty to offer with lots to do and see. The building is very well maintained and has a heated pool with a nice room to get a good work out in. Units are spacious and offer great views from every room so you can enjoy the sunset Florida is known for. So much to do is all near by with the beach only a few blocks away where you can experience fine dining and go shopping in different stores. A great place and location

Board, Management and security staff
I was resident in this building for several years and in the beginning was awesome building to live but after the new board members took place in the building everything went to down. The board lack of experience in property management. The board implemented policies that not make sense, are inefficient and affect the value of the real property. They security staff was change to a team of two people that live in the building and not have any idea what they are doing. This couple are rude, incompetent, incapable, and helpless. I never see something like this couple in my 20 years of experience in real estate. The maintenance of the building get out of control so quickly from the main hvac of the building breaking every month to parking lot flood start to be perceived. The parking spot are so narrow that you will expect some dent and scratches. Further, with the previous board the building have 24/7 security and after the new board took place there is not security after 6pm from monday to saturday and there is NOT security services on sundays at all. Part of the HOA suppose to cover this services.

I own a condo here @ Lauderdale towers, Amy the manager is super helpful, they have a great gym, pool, bbq area.. close to beach, it is nice building and they have plans on painting and glass balconies etc.. pool is clean and they also let you keep a boat for a great price there if you own one.. all in all. Great place to live.

Incredible location
Great building and best possible location. Walking distance to the beach (4 minutes) and to quite and charming restaurants. <br/>Excellent and well maintained pool on the inter-coastal and a small but outstanding gym.<br/>There has been some up and downs with the old management, fortunately, now there is a new very competitive, knowledgeable and dedicated team.<br/>Overall, this is an excellent and first class place to live.<br/>

Maintenance was very poor, the building was deteriorating, records were missing, and the City had filed a number of liens on the building.<br/><br/>The new board of directors hired a new manager, and began to do maintenance and improvements that should have been done long ago. Balconies are being replaced or reconditioned, with new concrete and railings. The roof is being redone, and most systems upgraded. Owners are very happy with the changes.<br/><br/>But they didn't come cheap. We were hit with special assessments that reached into five figures. Some of it will be recovered from errors and omissions insurance. Monthly maintenance charges have stabilized, and we have management 4� days a week, 9-5 (almost), and Friday 9-12.<br/><br/>Neighbors are friendly again. Before the new management, people were hesitant to talk because of fear of the manager and her director cronies. Now there are smiles, people greet one another, and there's a sense of neighborhood.<br/><br/>The biggest problem facing residents is parking. There is generally only one spot per unit (a few units have two), and they're a bit on the narrow side. Guest parking is sparse.<br/><br/>Most of the value is in the building location, overlooking the Intracoastal (and Shooters across the water). Monthly maintenance charges have stabilized, and we have management 4� days a week, 9-5 (almost), and Friday 9-12.<br/><br/>Neighbors are friendly again. Before the new management, people were hesitant to talk because of fear of the manager and her director cronies. Now there are smiles, people greet one another, and there's a sense of neighborhood.<br/><br/>The biggest problem facing residents is parking. There is generally only one spot per unit (a few units have two), and they're a bit on the narrow side. Guest parking is sparse.<br/><br/>Most of the value is in the building location, overlooking the Intracoastal (and Shooters across the water). The units are not luxury units (except less than a handful), and interior quality is based on what the owner makes of it.<br/><br/>More than half the units are rented, but there are restrictions on tenants, so there are now very few (if nay) undesirable or problem tenants. Tenants are re-approved annually. Rents are around $1,600 - $1,900 for a 1/1, and likely to trend upwards as improvements and upgrades are completed.<br/><br/>Amenities are a bit limited, with a fitness room, a kitchen (for parties on the patio), a pool, deck chairs, 2 barbecue grills. Each floor has a laundry facility, and limited storage for each unit. There is a trash chute on every floor. Two elevators (10 floors).<br/><br/>It's a long walk to businesses and restaurants on Oakland Park, but it is walkable. There are also medical offices less than a thousand feet to the West. Federal Highway is less than a mile to the West (and Coral Ridge Mall, with their Publix, post office, Target, and theater).<br/><br/>I'm an owner, and I have a 1/1 on the 3rd floor (with a fantastic view of the Intracoastal).
