Nice building poor management
This building is beautiful and well located, however management is doing a very poor job at addressing issues. There is no enforcement of any rules , furthermore management is not very sympathetic of any of the issues presented to them. Noise issues, garbage pick up between 4 and 5 am in the morning three times a week ( seriously), parking issues, and even structural issues. A sad combination of a beautiful structure with really poor management .

Terribly dissapointed
I moved here in love of the building, the location and so on. Have been here for a while and I have to say I am extremely dissapointed. Management simply sucks, noise is terrible no respect at all People trash the buildng at all hours of the night. There are parties being held and management has no clue even though party room is supposed to be rented out to tenants. Vomit on the elevators, tenants so drunk they have to sleep on the lobby (cant seem to find their way to their own place). The garage door is a serious problem since you are unable to close the door after you and anyone behind you can get in either in a car rr walking and we have had bad experiences from that issue alone. Recently there has been a theft of 8 bycicles and management so far that I know has done nothing. There is a lot of young professionals here however they have totally disregard and disrespect the other tenants. Apartments facing coral way have lots of noise coming in from coral way. Walls are so thin you can literally can hear your neighbors if they cough or sneeze. Rent is high also considering how small apprtments are. Event he larger apartments I am beng told have only huge living rooms but tiny tiny bedrooms. No security, no manangemnt, no enforcement of rules,

We loved living here
This building will always hold a special place in our hearts. It was our first place together and we loved it. We picked it 2 years ago at first sight after looking at many units. The price was good, the location is great and the set up of the units is very private (only two units on each side of the elevator). The one bedroom units have a half bathroom for the guest which is hard to find and very convenient. Parking is easy. Your guest can park along the side of the building at no charge. Also, management was very easy going and easy to reach. I honestly have no complaints.

Fantastic Building
My husband and I are in our second year of renting at Brickell Way and absolutely love this building. There are two units on one side of the building, and 4-5 on the other side of the building. We are in a well-priced 1 bedroom/1.5 bath, full-size kitchen, big living room and normal size bedroom that you can still fit a king-size bed in and have plenty of room to walk around. The bathrooms are a lot larger than any of the other bathrooms we saw in apartment buildings in the area. Not sure what the other review below is talking about in stating that the building is like a frat house with drunken belligerent people sleeping in the lobby and vomiting everywhere, as I rarely (if ever) see another soul in the building, and the building is always kept clean and neat. One of the reasons I love the building so much is because it is so quiet, so my guess is management has been doing a great job in screening rental applicants to ensure that everyone lives peacefully and harmoniously. Whenever I have run into a fellow neighbor in the elevator/garage, he/she has always been respectful, courteous and polite. The only time we've heard a neighbor through the walls was not due to thin walls, it was actually due to the neighbor playing the music so loud that she couldn't even hear me knocking on her door for 15 minutes when I went over to ask her to turn it down since it was 7am on a Saturday morning. After that incident, haven�t heard a peep since from that neighbor, and haven�t heard any other neighbors through our walls, period. The management while we�ve been here has been fantastic, attentive, and quick to address even the minutest of issues whether via by phone or email. The property manager, Apollo, is a god-send and is present at the building Monday-Fridays, and will help you no matter how big or small the issue, from helping you change your refrigerator�s water filter to showing up at your apartment at 3am to deal with a flood due to your upstairs� neighbor setting off the fire sprinklers the night before our wedding (which Apollo/Topina/Management had our apartment completely dried, checked for mold on multiple occasions, walls repainted and carpeting replaced within a week). The area is fantastic and safe, and you can go running to the Rickenbacker causeway most afternoons as it�s a short walking distance from the building. While the cars on 3rd Avenue/Coral Way can get a bit noisy, you only really hear that noise when you are out on your balcony, as the sliding glass doors are hurricane proof/pretty much sound proof. The Building has its own garage which is a plus, and a fenced in/locked area for bike storage plus camera surveillance at various entry-ways (both of which I believe were put into place after the below-mentioned bike thefts occurred when some thieves snuck in behind a car to steal said bikes). We have two bikes in the bike area for over a year now and have had no problems. Basically, this place is a great find, and really is a gem among the other buildings in the area, including the Brickell Area (which has seriously small units for outrageous prices).

Best building in town!
This is a great place to live in! it is a boutique building with only about 50 units that has wonderful features in the apartments, which are comfortable, modern, classy and cozy. The appartments are spacious and beautiful, yet affordables, specially for a condominium in such a great location. A combination difficult to find. <br/><br/>The units have wide windows (hurricane proof) that bring inside the outside, making them feel even larger. Polite and courteous neighbors have been the ones we encountered during the almost three years at Brickell Way. <br/><br/>A very unique experience has been to deal with the management team. They are the best you will ever find. Professional, always willing to help and accomodate, respectful, with great manners. No matter how high your standards, they will suprass any expectation of good service that you may have!<br/><br/>Not only do we recommend the building to friends and family, but also have we found that they recommend it forward! If we had to make again the decission of renting in a building, without doubt we would choose once again to rent at Brickell Way.

A great place to live
Brickell Way is a great place to live. I have lived here since the building opened and just signed a lease for another year. The apartments are new and modern. The building is clean and well kept at all times. The management is fantastic! They address any issues right away but there really aren't many issues as this building is new with all new appliances. <br/><br/>It's very close to downtown with everything you might need right at your fingertips but without the rush, traffic and noise of Brickell. It's located in a residential neighborhood which allows for a lot of parking for guests. <br/><br/>Overall, I highly recommend Brickell Way to anyone who wishes to live a nice apartment at reasonable prices with excellent management.

My husband and I have lived in this building for more than 3 years. The location is great. The management has been pretty good, considerate and quick to address any issues whether via by phone, text or email. Parking is easy. Our guest can park along the side of the building at no charge at any time. We honestly have no complaints. We just love to live here!!! =)

This is my 3rd year living here, the view is spectacular, all the tenants are nice and the management respond immediately to our needs and/or any problem.<br/>Me and my husband are very happy living here and we highly recommend it!

Wonderful Building!!
As a resident for 3 years I have only had great experiences living here. The management is always very helpful and respond to any need very efficiently. The building entrance and elevators are always neat and in optimal conditions. I love the location, easy access to I-95 highway, blocks away from key Biscayne bridge for running and biking. I have always felt very save living here. I love it!
